Job summary

Housing Authority of the City of Bradenton Florida is seeking a skilled Maintenance Technician to perform building maintenance, repairs, inspections, and groundskeeping across HACB properties. This role ensures units, facilities, and grounds remain safe, clean, and fully functional under HACB and HUD standards.

You will work under the Lead Maintenance Technician, handling electrical, plumbing, drywall, carpentry, and HVAC tasks while conducting inspections and addressing safety concerns.

Qualifications

• High school diploma or equivalent is required.
• Vocational or technical training in building maintenance is preferred.
• Experience in general building maintenance including plumbing, electrical, carpentry, HVAC support, and groundskeeping.
• Valid Florida driver’s license is required and insurability must be maintained.

Responsibilities

• Perform maintenance and repair on electrical systems, fixtures, and appliances.
• Repair and replace plumbing lines, fittings, and fixtures.
• Hang, tape, and finish drywall; complete patching and wall repairs.
• Carpentry such as door repairs, countertop construction, trim installation, and cabinetry.
• Perform HVAC-related tasks: filter changes, basic troubleshooting, and report system issues.
• Conduct routine property and unit inspections for safety and compliance.
• Maintain building exteriors and groundskeeping duties (mowing, edging, trimming, debris removal, wasp nest removal).
• Assist with landscaping upkeep and shrub trimming.
• Assist with unit turnarounds including cleaning, painting, repairs, and occupancy preparation.
• Issue lease violation notices related to property maintenance or non-compliance.
• Maintain tools, equipment, and materials in working condition.
• Respond to after-hours, weekend, and holiday maintenance emergencies.

The Housing Authority of the City of Bradenton (HACB) is seeking a skilled Maintenance Technician to perform building maintenance, repairs, inspections, and groundskeeping across all HACB properties. This position ensures that units, facilities, and grounds remain safe, clean, and fully functional in accordance with HACB standards and HUD requirements. The Maintenance Technician works under the direct supervision of the Lead Maintenance Technician.

• Perform maintenance and repair on electrical systems, fixtures, and appliances.
• Repair and replace plumbing lines, fittings, and fixtures.
• Hang, tape, and finish drywall; complete patching and wall repairs.
• Conduct carpentry work including door repairs, countertop construction, trim installation, and cabinetry.
• Perform HVAC-related tasks such as filter changes, basic troubleshooting, and reporting system issues.
• Conduct routine property and unit inspections to identify maintenance needs, safety hazards, and compliance issues.
• Maintain building exteriors and perform groundskeeping duties including mowing, edging, trimming, debris removal, and wasp nest removal.
• Assist with landscaping upkeep such as shrub trimming, weed control, and maintaining clean, safe outdoor areas.
• Assist with unit turnarounds, including cleaning, painting, repairs, and preparing units for occupancy.
• Issue lease violation notices related to property maintenance or non-compliance, as directed.
• Maintain tools, equipment, and materials in proper working condition.
• Respond to after-hours, weekend, and holiday maintenance emergencies as required.
• Perform other related duties as assigned to support HACB property operations.

Physical Requirements

• Regularly lift and/or move up to 10 lbs.
• Frequently lift and/or move up to 25 lbs.
• Occasionally lift and/or move up to 50 lbs.
• Ability to stand, bend, climb, and work in confined spaces for extended periods.

Knowledge, Skills & Abilities

• Working knowledge of electrical, plumbing, HVAC, carpentry, and painting systems.
• Ability to safely and efficiently operate hand and power tools.
• Familiarity with materials and practices used in building maintenance and repair.
• Ability to diagnose and resolve maintenance issues promptly.
• Understanding of basic landscaping and grounds maintenance practices.
• Strong interpersonal skills and ability to work cooperatively with staff, contractors, and residents.
• Ability to follow written and verbal instructions, work independently, and complete tasks with minimal supervision.

Education & Experience

• High school diploma or equivalent required.
