Job summary

Spectrum Retirement Communities is seeking a Manager, Maintenance in Palos Heights, IL to organize and execute comprehensive maintenance across the community and physical plant. You will establish preventive maintenance schedules, troubleshoot a range of building systems, and manage work orders in Yardi while ensuring vehicle upkeep and compliance.

The role requires 2+ years in property maintenance, with HVAC/plumbing/electrical/mechanical know-how.

Qualifications

• High School diploma or equivalent required.
• HVAC certification preferred.
• Minimum of 2 years in a property maintenance role.
• Senior Living property maintenance experience preferred.
• Advanced knowledge of building systems (HVAC, plumbing, electrical, mechanical).
• Must be able to wear a NIOSH-approved respirator if required.

Responsibilities

• Establish and follow a preventive maintenance schedule for all systems (HVAC, elevator, fire life safety, generator, etc.).
• Troubleshoot and identify issues with electrical/mechanical, plumbing, HVAC, and structural components.
• Use Yardi work order system to manage maintenance requests across the community.
• Maintain community vehicles and keep certifications to drive as needed; participate in on-call for emergencies.
