Job summary

Spectrum Retirement Communities in Ohio is seeking a dedicated Manager, Maintenance to organize and execute preventive and corrective maintenance across the community and physical plant. You will manage HVAC, electrical, plumbing and mechanical systems, use Yardi for work orders, coordinate on-call coverage, and ensure vehicles and equipment are safe and operable.

The role requires a High School diploma, HVAC cert preferred, 2+ years in property maintenance, and willingness to wear a respirator

Qualifications

• High School diploma or equivalent required.
• HVAC certification preferred.
• A minimum of 2 years in a Property maintenance position.
• Senior Living property maintenance preferred.
• Advanced knowledge of building systems such as HVAC, plumbing, electrical, and mechanical.
• Must be medically able and willing to wear a NIOSH-approved tight-fitting respirator (N95 mask), if required by Spectrum policy.

Responsibilities

• Establish and follow a preventative maintenance schedule on all systems including HVAC, elevator, fire life safety equipment, fire sprinkler, generator landscape, kitchen equipment, backflow preventers, testing of emergency systems, and asset preservation.
• Troubleshoot and identify issues with electrical, mechanical, plumbing, HVAC, structural issues, and painting.
• Utilize Yardi work order system to manage maintenance and repair issues throughout the community.
• Maintain community vehicles and drive as needed with required credentials.
• Adhere to on-call requirements for emergency repairs or maintenance.

Job Description

The Manager, Maintenance is responsible for organizing and executing the general operating maintenance and repair of the community and physical plant.

In this position, your main responsibilities will include:

• Establish and follow a preventative maintenance schedule on all systems including but not limited to: HVAC, elevator, fire life safety equipment, fire sprinkler, generator landscape, kitchen equipment, backflow preventers, testing of emergency systems, and asset preservation.
• Must be knowledgeable, capable of troubleshooting and able to identify issues arising with electrical/mechanical, plumbing, HVAC, structural issues, and painting.
• Utilize Yardi work order system to manage maintenance and repair issues throughout the community.
• Ensure that all community vehicles are maintained properly and kept in good working condition. Maintain required credentials to drive community vehicle as needed.
• Adhere to community on-call requirements for emergency repairs or maintenance issues.
