Job summary

Bell Partners Inc. is seeking a Maintenance Manager in Orlando, FL to lead maintenance staff, oversee interior and exterior repairs, and ensure a safe, attractive environment for residents.

You will supervise a maintenance team, respond to work orders, and coordinate vendor services to maintain high standards of living. The role requires HVAC/plumbing/electrical knowledge, EPA 608, and CPO certification, with a focus on customer service and teamwork.

Qualifications

• High School degree or equivalent required.
• 2–5 years maintenance experience, preferably in multi-family housing.
• Supervisory experience preferred.
• EPA 608 Type I & II certifications and CPO certification required.
• HVAC, plumbing, electrical, basic carpentry and mechanical systems knowledge.
• Proficient with computer skills and Ops Technology.
• Must be available days/evenings/weekends.
• Strong customer service and teamwork skills.

Responsibilities

• Recruit, hire, train and supervise maintenance associates; conduct regular performance appraisals.
• Ensure community grounds are well maintained and safe for residents.
• Inspect the community and grounds regularly; identify repairs.
• Maintain grounds and coordinate lawn/grounds service with vendors.
• Set up and maintain the Community Compliance Manual per specifications.
• Respond to repair requests and maintenance concerns from residents and staff.
• Prepare apartments for new residents; manage trash removal.
• Maintain OSHA safety compliance; attend meetings and training.
• Explain and document work orders; ensure safe storage of maintenance items.
