Job summary

Green Alpha Property Management seeks a full-time Maintenance Manager to oversee three complexes in Theodore, AL (189 units total). The role involves responding to work orders, coordinating with contractors, and ensuring all systems are operating properly.

Requirements include 2+ years of maintenance experience, HVAC, plumbing, and electrical familiarity, EPA certification, and proficiency with Office apps and AppFolio. Valid driver’s license and legal work status are required.

Qualifications

• HVAC, Mechanical, Plumbing, Electrical experience preferred.
• 2+ years of maintenance experience.
• HVAC, EPA certification required.
• Various System Experience (Excel, Word, etc) required.
• Computer experience required.

Responsibilities

• Respond timely to requests/work orders and ensure efficient problem resolution.
• Perform preventative maintenance and coordinate with contractors and vendors.
• Ensure facilities and systems (HVAC, plumbing, electrical, painting, exterior) are in good order.
• Ensure units are 100% ready for move-in with checklists and site visits.
• Update and maintain work orders in AppFolio.
