Job summary

Green Alpha Property Management in Wake Forest, NC, with a strong Southeast presence, seeks a Maintenance Manager to oversee two Columbia, SC complexes in a full-time salaried role. You will manage maintenance tasks, respond quickly to work orders, and ensure units are ready for move-ins.

The ideal candidate has HVAC, plumbing, and electrical experience, HVAC certification, and at least two years in maintenance, plus proficiency in common software.

Qualifications

• HVAC, Mechanical, Plumbing, Electrical experience required.
• HVAC certification required.
• 2+ years of maintenance experience.
• Various System Experience (Excel, Word, etc) required.
• Computer experience required.
• Driver's License and ability to drive to various properties.
• Show Legal documentation showing ability to work in the United States.
• Diversity encouraged among applicants.

Responsibilities

• Respond timely to requests/work orders and ensure efficient problem resolution, and delegate as appropriate.
• Preventative maintenance.
• Coordinate with contractors, vendors, and landscapers to ensure a well-ran property management company.
• Ensure facilities and related systems are in good working order (HVAC, plumbing, electrical, painting, exterior, etc.)
• Ensure units are 100% ready for move in (checklists, physically visiting units, etc.)
• Update and maintain work order management through AppFolio.
• Maintain clean properties by ensuring that complexes are clear of trash and other debris.
