Job summary

Green Alpha Property Management is seeking a Maintenance Manager to oversee 3 smaller complexes (140 units) in Pecos and Fort Stockton, TX. The role is full-time (40 hours/week) with a salary of $45-50k per year.

You will lead a team to respond to work orders, perform preventative maintenance, and coordinate with contractors to keep properties in top condition. Experience in HVAC, electrical, plumbing, and EPA certification are required, along with proficiency in AppFolio and MS Office.

Qualifications

• HVAC/MECHANICAL/PLUMBING/Electrical experience preferred.
• 2+ years of maintenance experience.
• HVAC and EPA certification required.
• Experience with computer systems such as Excel and Word.
• General computer experience required.
• Honesty, integrity and strong work ethic required.
• Passionate and enthusiastic attitude required.
• Valid driver's license and ability to travel between properties.
• Ability to work legally in the United States.

Responsibilities

• Respond timely to requests/work orders and ensure efficient problem resolution, and delegate as appropriate.
• Preventative maintenance.
• Coordinate with contractors, vendors, and landscapers, and other parties to ensure a well-ran property management company.
• Ensures facilities and related systems are in good working order (HVAC, plumbing, electrical, painting, exterior, etc.)
• Ensuring units are 100% ready for move in (checklists, physically visiting units, etc.)
• Updates and maintains work order management through AppFolio(our in house property management software)
• Maintains clean properties by ensuring that complexes are clear of trash and other debris.
