Job summary

Green Alpha Property Management is seeking a Maintenance Manager for our Longview, TX properties. This full-time, salaried role (40 hours weekly) offers a $55,000 annual salary with benefits and a 401K package, and room for growth within a large portfolio.

The role requires timely response to work orders, coordination with contractors, and ensuring HVAC, plumbing, electrical, and other systems are well maintained and ready for move-in, using AppFolio for efficient workflow.

Qualifications

• HVAC, Mechanical, Plumbing, Electrical experience required.
• HVAC certification required.
• 2+ years of maintenance experience.
• Computer experience (Excel/Word) required.
• Valid driver's license and ability to travel to properties.
• Show legal ability to work in the United States.

Responsibilities

• Respond timely to requests/work orders and ensure efficient problem resolution.
• Preventative maintenance.
• Coordinate with contractors, vendors, and landscapers to ensure a well-ran property management company.
• Ensures facilities and related systems are in good working order (HVAC, plumbing, electrical, painting, exterior).
• Ensuring units are 100% ready for move in (checklists, physically visiting units).
• Updates and maintains work order management through AppFolio (our in house property management software).
• Maintains clean properties by ensuring that complexes are clear of trash and other debris.
