Job summary

Village Green is expanding, seeking a Maintenance Service Manager to oversee the maintenance department and ensure the apartment community stays in top condition.

The role focuses on supervising staff, handling service requests, and participating in hiring, budgeting, and capital projects to keep the property running smoothly. Compensation includes up to $33/hr and a quarterly bonus, with strong benefits and growth opportunities.

Qualifications

• 3–5 years experience in hotel, apartment, hospital maintenance/engineering with 2 years supervisory experience.
• Excellent customer service and computer skills.
• Ability to create a team, mentor and train a team.
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers and HVAC; HVAC or EPA Universal Certification required.
• Proven track record managing a preventative maintenance program and capital projects experience.

Responsibilities

• Daily supervision of Maintenance staff, delegating work orders and projects.
• Inspect and oversee existing and completed work orders.
• Handle HVAC, boiler, plumbing, electrical, appliances and service requests.
• Mentor and train maintenance staff; participate in interviews and hiring.
• Provide monthly energy management recommendations for the building.
• Identify capital improvements and obtain estimates/bids.
• Assist in budget preparation for maintenance expenses.

As the Maintenance Service Manager, you will be responsible for maintaining the overall operation of the maintenance department and the appearance and working order of the apartment community.

Pay: Up to $33/hr plus a quarterly bonus

Job Description

• Daily supervision of Maintenance staff members including delegation of work orders, special projects and time management techniques
• Inspection and oversight of existing and completed work orders
• HVAC, Boiler, plumbing, electrical, appliance and all other service requests
• Mentoring and training new and existing maintenance staff members
• Involvement with interviewing and selection of new maintenance team members
• Provides written monthly energy management recommendations for the building
• Identifies capital improvements and obtain required estimates/bids
• Assists in budget preparation for maintenance expenses
