Job summary

Village Green is seeking a Maintenance Service Manager to oversee the maintenance department of an apartment community, ensuring quality workmanship, energy efficiency, and a welcoming living environment.

You will supervise maintenance staff, inspect work orders, manage HVAC, boilers, plumbing, electrical, and appliances, mentor staff, participate in interviews, and contribute to budgeting and capital projects.

Qualifications

• Experience in property maintenance with supervisory responsibilities.
• Strong knowledge of HVAC, plumbing, electrical systems, and appliances.
• EPA Universal Certification is required.

Responsibilities

• Daily supervision of maintenance staff and delegation of work orders.
• Inspect and oversee existing and completed work orders.
• Handle HVAC, boilers, plumbing, electrical, appliances and service requests.
• Mentor and train maintenance staff.
• Participate in interviewing and hiring new staff.
• Provide written energy management recommendations for the building.
• Identify capital improvements and obtain estimates.
• Assist in maintenance budget preparation.

As the Maintenance ServiceManager, you will be responsible for maintaining the overall operation of the maintenance department and the appearance and working order of the apartment community.

Job Description

• Daily supervision of Maintenance staff members including delegation of work orders, special projects and time management techniques
• Inspection and oversight of existing and completed work orders
• HVAC, Boiler, plumbing, electrical, appliance and all other service requests
• Mentoring and training new and existing maintenance staff members
• Involvement with interviewing and selection of new maintenance team members
• Provides written monthly energy management recommendations for the building
• Identifies capital improvements and obtain required estimates/bids
• Assists in budget preparation for maintenance expenses

Qualifications

• Experience in a hotel, apartment, hospital maintenance/engineering with 2 years supervisory experience leading a team.
• Excellent customer service and computer skills.
• Ability to create a team, mentor and train a team
• Extensive knowledge of plumbing systems, appliances, water heaters, chillers/boilers and H.V.A.C. H.V.A.C. or EPA Universal Certification a must.
• Proven track record managing a preventative maintenance program and experience with capital projects.
