Job summary

Asset Living is seeking a Maintenance Supervisor to oversee all maintenance operations at the community, including service requests, preventive maintenance, safety compliance, and resident service. The Supervisor will work with the Community Manager to supervise staff and coordinate with vendors to ensure high-quality upkeep and resident satisfaction.

The role requires daily onsite presence, staffing coordination, inspections, inventory control, and a focus on safety.

Qualifications

  • High School Diploma or equivalent.
  • EPA and CPO certification required; HVAC experience desired.
  • Basic computer skills and proficiency with on-site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Responsibilities

  • Maintain daily onsite presence.
  • Coordinate, schedule, and respond to resident and management requests and work orders.
  • Ensure all repairs and replacements for community common areas and units.
  • Inspect grounds, buildings, and community features daily to identify hazardous conditions.
  • Manage inventory of maintenance supplies while adhering to budget guidelines.
  • Maintain a preventative maintenance program to extend the property's life and minimize future repairs.
  • Maintain a well-organized maintenance shop in compliance with safety standards and OSHA guidelines.
  • Promote safe work practices and hazard communications to staff.
  • Participate in unit inspections as requested.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventive maintenance, and progress.
  • Assist with general upkeep, maintenance, and cleaning of offices and common areas.
  • Participate in on-call emergency response at the community.
  • Plan economical use of property resources, equipment, and supplies, including obtaining bids from vendors.
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Supervise, train, and schedule maintenance staff under the Community Manager.
  • Check work progress daily and provide guidance as needed.
  • Provide input to the Community Manager regarding employee performance evaluations.
  • Promote harmony and quality performance through leadership and training.
  • Ensure excellent customer service and monitor service-request turnaround.

Essential Duties & Responsibilities
  • Maintain daily onsite presence.
  • Coordinate, schedule, and respond to resident and management requests and work orders.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
  • Manage inventory of maintenance supplies while adhering to budget guidelines set by the Community Manager.
  • Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.
  • Maintain a well‑organized and properly stocked maintenance shop in compliance with safety standards and OSHA guidelines.
  • Implement and promote a hazard communications program and teach safe work practices.
  • Participate in unit inspections as requested.
  • Maintain accurate records of service requests, EPA/OSHA standards, preventive maintenance, apartment make‑ready status, and work progress.
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units.
  • Participate in on‑call emergency response at the community.
  • Plan for economical use of property resources, equipment, and supplies, including obtaining bids and pricing from vendors.
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency.
  • Supervise, train, and schedule maintenance staff under the direction of the Community Manager.

  • Maintain consistency in dealing with residents on all matters and enforce community policies delegated by the supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • EPA & CPO certification required; HVAC experience desired.
  • Basic computer skills and proficiency with on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
MS @ Small – Mid Sized Properties
  • Regular movement across work sites, use of wrists, hands, and fingers in repetitive motions.
  • Ability to work overtime, weekends, and night hours (on‑call emergencies).
  • Move objects of 100+ lbs. and operate machinery, power tools, and motor vehicles or golf carts.
  • Work in outdoor environments with exposure to weather extremes and hazardous chemicals.
  • Occasionally remain stationary for prolonged periods.
MS @ Large Sized Properties
  • Same requirements as above, with additional emphasis on large staff coordination and extended work periods.
License / Equipment
  • Must have reliable transportation due to on‑call requirements.

Salary Range: $30 per hour to $31 per hour.
