The Maintenance Manager, under the direction of the Community Manager, is responsible for all physical operations and maintaining curb appeal of the apartment community. You will lead preventive and daily maintenance efforts to ensure a superior customer experience, exceeding resident satisfaction and retention goals.
Responsibilities
- Oversee all maintenance projects, including capital improvements.
- Coordinate and perform repairs on property grounds, apartments, and building exteriors.
- Manage maintenance budgets and administrative tasks.
- Direct property/ground upkeep, preventive care, and maintenance services.
- Maintain accurate records of all services performed.
- Coordinate contracted services, monitor vendor performance, and ensure compliance with guidelines.
- Solicit bids, assess work, and track invoices for timely payments.
- Conduct safety meetings and ensure adherence to safety guidelines.
- Ensure peak efficiency of all property components.
- Reinforce staffing schedules, ensuring 24/7 emergency coverage.
- Assist in staff recruitment and skill development initiatives.
- Oversee maintenance team and perform related duties.
- Inspect the community regularly, recording and correcting deficiencies.
- Order supplies and parts within budget.
- Manage make-ready timelines to minimize downtime.
- Monitor and control maintenance personnel overtime.
- Perform maintenance duties cost-effectively.
- Maintain a professional appearance and attitude to foster a service-oriented environment.
- Coordinate daily meetings with the property manager for updates.
- Other duties as assigned.
Qualifications
- 4+ years of maintenance experience.
- 2+ years supervisory experience.
- Universal EPA/CFC Certification.
- Expertise in troubleshooting Plumbing, Electrical, Carpentry, Appliance Repairs, HVAC systems, Blueprints, and related areas.
- Valid Driver’s License and residence within 30 minutes of the property.
- Availability for after-hours emergency calls, including nights and weekends.
- Reliable transportation and a cell phone for on-call duties.
- Proficiency in computer use.
- Excellent communication skills in English.
- Physical ability to walk grounds, ascend stairs, lift 60 lbs., climb ladders, and perform general activities.
