Job summary

Capital Vacations is seeking a Maintenance Manager to lead the facilities team across our properties, ensuring exterior care, waterpark upkeep, and building maintenance align with guest experience goals.

You will supervise staff, coordinate with vendors, manage safety and regulatory compliance, and oversee pools, HVAC, electrical and plumbing systems to keep resorts running smoothly year-round.

Qualifications

  • Has a valid driver’s license and proof of insurance.
  • Associate’s or bachelor’s degree in facilities/property management.
  • Experience in a manager-level resort maintenance role.
  • 1–2 years of experience in building and facilities maintenance.
  • Certified Pool Operator (CPO) or Aquatic Facility Operator (AFO) certification.
  • HVAC certification.
  • OSHA certification.
  • Hazardous material handling training within six months of hire date.
  • 1 year experience in care, maintenance, and repair of large, commercial, or public swimming pools and associated equipment and facilities.
  • Ability to perform maintenance duties such as plumbing, electrical, construction, appliance repairs, painting and pool maintenance.
  • Ability to multi-task and handle all maintenance issues.

Responsibilities

  • Plan, prioritize, and supervise maintenance staff and custodial duties related to exterior care, upkeep, and waterpark maintenance.
  • Coordinate work with outside vendors to minimize guest disruption.
  • Supervise and maintain upkeep of the property and ensure safety compliance.
  • Serve as main contact for inspection agencies (Fire Safety, Water Safety, Employee Safety).
  • Inspect work for completeness and assign tasks to employees.
  • Maintain inventory levels and order supplies for projects.
  • Perform skilled maintenance including carpentry, plumbing, and electrical work.
  • Manage heating, cooling, and ventilation systems maintenance and inspections.

The Maintenance Manager plans, prioritizes, trains, supervises and reviews the work of staff responsible for performing maintenance services inclusive of the full range of custodial duties related to the exterior care, maintenance, and cleaning of buildings and facilities as well as waterpark maintenance.

  • Participates in the weekend MOD program
  • Completes monthly inventories and sets par levels with Resort Manager’s approval
  • Supervises and performs maintenance and repair work on swimming pool facilities and related mechanical equipment, including electrical, pump and filtration, and plumbing systems
  • Supervises maintenance of chemical balances and the related chemical testing and injection systems
  • Supervises and assigns the work of maintenance employees
  • Inspects work for completeness
  • Provides direction and assignments to employees and maintains property management data book
  • Determines material, equipment, and supplies necessary to complete tasks
  • Orders all supplies promptly to complete projects
  • Assigns all painting, electrical and plumbing issues, waste management and landscaping duties to employees to complete with all units
  • Performs a variety of skilled work in the maintenance, repair, and upkeep of resort buildings and units, including carpentry, plumbing, filter maintenance, and light fixture maintenance
  • Performs general repairs as needed, such as painting, patching walls, security hardware, and landscaping
  • Maintains swimming pool during the summer season
  • Coordinates or installs, inspects, repairs and maintains the electrical, plumbing, mechanical and other related systems
  • Coordinates or inspects, operates and maintains the heating, cooling and ventilation systems
  • Coordinates and inspects major contract work on the electrical, plumbing, mechanical and other related systems
  • Performs all other duties as assigned
