Job summary

Waterton is seeking a Service Manager (Maintenance Manager) to oversee community maintenance, repairs, make-ready processes, and preventive maintenance. The ideal candidate is resilient, ownership-driven, and service-focused, with leadership experience and a track record in high-rise communities.

You will lead a team of technicians and porters, ensuring quality work, safety compliance, and efficient operations while aligning with Waterton’s core values and long-term goals.

Qualifications

• 5+ years apartment maintenance experience
• 2+ years leadership experience
• High-rise experience preferred
• EPA-CFC certification required; EPA-LBP for older communities

Responsibilities

• Lead, coach, and develop the service team to ensure high-quality work and growth.
• Oversee shop organization, inventory control, and safety compliance (OSHA, fire codes, MSDS).
• Lead emergency response efforts for mechanical failures or major events.
• Manage make-ready and unit renovations during turnover periods.
• Drive resident satisfaction by optimizing workflows to hit 24–48 hour targets.
• Execute preventive maintenance programs and manage the maintenance budget.
