Job summary

Advanced Asset Management (AAM Living) seeks a Lead Maintenance Technician to oversee day-to-day property maintenance across our Texas portfolio. You will manage work orders, perform HVAC, plumbing, electrical repairs, and lead unit turns, with a focus on safety, quality, and timely completions.

This role requires 2+ years of maintenance experience, hands-on skills across building systems, a valid driver's license, and strong troubleshooting.

Qualifications

  • 2+ years of property maintenance or apartment maintenance experience.
  • Hands-on experience with HVAC, plumbing, electrical, and general building systems.
  • Valid driver's license.
  • English communication skills preferred.

Responsibilities

  • Complete and prioritize maintenance work orders and service requests.
  • Perform HVAC, plumbing, electrical, appliance, and general property repairs.
  • Conduct preventive maintenance and inspections of units and common areas.
  • Complete unit turns, make-readies, and property upkeep.
  • Troubleshoot maintenance issues and complete repairs safely and efficiently.
  • Maintain accurate records of work orders, repairs, and maintenance activities.
  • Coordinate with vendors when specialized repairs are required.
  • Maintain tools, equipment, and maintenance inventory.
  • Support property maintenance operations and ensure compliance with safety standards.

Role Overview

We are seeking a Lead Maintenance Technician to maintain the physical condition and day-to-day operations. This role will handle property maintenance, work orders, preventive maintenance, repairs, and unit turns, with a focus on HVAC, plumbing, electrical, and general building systems.

Key Responsibilities
  • Complete and prioritize maintenance work orders and service requests.
  • Perform HVAC, plumbing, electrical, appliance, and general property repairs.

  • Complete unit turns, make-readies, and property upkeep.

Required Qualifications

  • Previous lead or supervisory experience preferred.
  • Valid driver's license required.
  • Strong troubleshooting and problem-solving skills.
  • Ability to prioritize work orders and respond to maintenance requests.
  • Property management software experience is a plus.
  • English communication skills preferred.
