Job summary

Advanced Asset Management (AAM Living) seeks a seasoned Lead Maintenance Technician to oversee property maintenance across our Houston communities, including Reveal at Rye. You will manage work orders, supervise maintenance staff, and ensure safety and quality standards are met.

You will troubleshoot HVAC, plumbing, electrical, and building systems, coordinate vendors, and keep precise records while delivering exceptional resident experiences in a fast-paced, tech-enabled environment.

Qualifications

• 5+ years of hands-on property maintenance experience.
• HVAC certification and EPA license required.
• Strong troubleshooting of building systems.
• Lead or supervisory maintenance experience preferred.
• Valid driver's license required.
• English proficiency; bilingual preferred.

Responsibilities

• Complete daily maintenance work orders and prioritize urgent repairs.
• Perform HVAC, plumbing, electrical, and general building repairs.
• Conduct routine inspections of units, buildings, and common areas.
• Troubleshoot and resolve maintenance issues safely and efficiently.
• Coordinate with vendors for specialized repairs.
• Maintain records of work orders, inspections, repairs and maintenance activities.
• Ensure maintenance work complies with company policies and safety standards.
• Support the upkeep and appearance of assigned properties.
• Oversee daily maintenance activities and provide guidance to maintenance staff as needed.

Role Overview

We are seeking an experienced Lead Maintenance Technician to oversee and perform property maintenance across our communities at Reveal at Rye, Houston. This role is responsible for completing work orders, maintaining units and common areas, troubleshooting building systems, coordinating vendors, and ensuring properties are maintained safely and to company standards.

Key Responsibilities

• Complete daily maintenance work orders and prioritize urgent repairs.
• Perform HVAC, plumbing, electrical, and general building repairs.
• Conduct routine inspections of units, buildings, and common areas.
• Troubleshoot and resolve maintenance issues efficiently and safely.

• Maintain accurate records of work orders, inspections, repairs, and maintenance activities.

Required Qualifications

• 5+ years of hands-on property maintenance experience.
• HVAC certification required; valid EPA certification/license required.
• Strong hands-on experience with HVAC, plumbing, electrical, and general building systems.
• Previous lead or supervisory maintenance experience preferred.
• Valid driver's license required.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently and respond effectively to maintenance priorities.
• Property management software experience is a plus.
• English proficiency required and bilingual proficiency preferred.
