JOB SUMMARY


Under the general direction of the Director of Maintenance provides lead direction, organizes, assigns, monitors and evaluates the work of skilled trades employees to provide timely and cost-efficient repairs and maintenance to District facilities; performs work related to his or her trade.


DUTIES AND RESPONSIBILITIES



  • 1. Provide lead direction to Maintenance Trades employees; receive and organize incoming work orders; evaluate workload and establish daily, weekly and monthly priorities; reinforce positive work behaviors and District work expectations; provide verbal correction to employees regarding punctuality, attendance, customer service and productivity; refer more complex issues to Director for resolution.

  • 2. Meet with Director on a daily basis to review work plans; plan work schedules of assigned Maintenance Trades work crew; assign work orders to crew based on workload and skill area; follow up with work requesters and crew to ensure adequate completion of work.

  • 3. Inspect work of Maintenance Trades employees; ensure quality of work and efficiency of the workforce; provide or recommend training as appropriate; follow up with clients to ensure satisfaction; provide input and confer with Director on employee evaluations.

  • 4. Prepare estimates for labor and material on special projects; plan and schedule special projects that involve multiple trades.

  • 5. Act as liaison with Capital Projects staff regarding building design and maintenance issues; respond to requests and concerns from a variety of District staff regarding structural maintenance.

  • 6. Perform various maintenance tasks related to foreman's trade, as required.

  • 7. Perform other related duties as required.


REPORTING RELATIONSHIP


Reports to the Director of Maintenance.


WORKING CONDITIONS


Building and construction site environment; requires visual concentration on detail, dexterity, and precision; must be able to bend, stoop crawl, and work in tight and confined spaces; must be able to climb ladders and work in high places on scaffolding and mechanical lifts; must have physical ability to perform heavy outside work in all types of weather; must be able to lift a minimum of 60 pounds; experiences interruptions.


MINIMUM QUALIFICATIONS


Education and Experience
Demonstrated successful experience in the maintenance and repair of large buildings, facility engineering, or related building operations role, to include five years successful experience in a journeyman level capacity with effective communication skills.
Any combination of experience and training that would likely provide the required knowledge and skill required of this position.


Knowledge, Skills, and Abilities
Extensive knowledge of one or more of the trades; familiarity with all of the trades; Ability to write clear and effective recommendations, letters and memos; Ability to prepare accurate written estimates; Ability to prepare accurate bid specifications and effectively review proposals; Ability to read and understand architectural, mechanical, structural, and electrical drawings; Ability to organize work and establish appropriate priorities; Ability to communicate well with fellow employees and building staff; Ability to provide leadership in long-range planning for the Maintenance Department; Ability to resolve conflict among employees; Ability to tactfully handle upset or irate people.


Licenses/Special Requirements
Possession of a Washington State Driver’s License and good driving record.


Salary: Salary is based upon the current 2025-26 Maintenance Salary Schedule ; Foreperson level. FLSA Non-Exempt.
The 2026-27 salary schedule is under review.


Work Year: 260 d ays of the year, 8.0 hour per day.


Benefits: Washington state health insurance coverage (SEBB) and a Washington state retirement package, for eligible positions. Generally, you are eligible for SEBB benefits if you are anticipated to work at least 630 hours per school year (September 1 through August 31).
