Maintenance & Environmental Services Director - Senior Living

Charter Senior Living of Vinings

Salary: $65,000 Annually

Full-Time | Monday-Friday, 8:00 AM-5:00 PM | On-Call Availability Required

Hands-On Maintenance

  • Team Leadership
  • Budget Management

Lead the Team. Solve the Problems. Take Pride in Your Community!

Are you an experienced Maintenance Director, Facilities Manager, or Environmental Services Director who enjoys leading a team while staying actively involved in day-to-day maintenance?

Do you have strong troubleshooting skills and experience with HVAC, plumbing, electrical, and general building repairs?

Are you someone who prefers to identify the problem, roll up your sleeves, and find a solution rather than automatically relying on outside vendors?

Charter Senior Living of Vinings is seeking an experienced, hands-on Maintenance & Environmental Services Director to lead our maintenance and housekeeping operations!

We're looking for a dependable, organized, and results-driven leader who can maintain a safe, welcoming, and well-functioning community while effectively managing employees, maintenance priorities, and department expenses.

This position is ideal for someone who enjoys a combination of hands-on repairs, team leadership, preventive maintenance, and operational responsibility.

If you have experience maintaining an assisted living community or hotel and take pride in keeping a property running smoothly, we'd love to meet you!

Why Join Charter Senior Living of Vinings?
Leadership Opportunity
  • Hands-On Work
  • Department Ownership
  • Meaningful Impact

As our Maintenance & Environmental Services Director, you'll have the opportunity to:

  • Lead both the maintenance and housekeeping teams.
  • Take ownership of the community's building maintenance and environmental services.
  • Use your technical skills to troubleshoot and complete repairs.
  • Develop and maintain preventive maintenance schedules.
  • Manage department budgets, supplies, and expenses.
  • Improve maintenance response times and operational efficiency.
  • Support a clean, safe, and comfortable environment for residents and associates.
  • Work collaboratively with community leadership and department managers.
  • Make a visible difference in the daily lives of residents.

We're looking for someone who takes pride in their work, leads by example, and understands the importance of maintaining a community that residents are proud to call home.

What We're Looking For
  • Hands-On Maintenance & Troubleshooting Experience

You have practical experience diagnosing and completing building maintenance repairs.

You're comfortable identifying problems, determining appropriate solutions, and handling routine repairs independently.

You understand when a repair can be completed in-house and when a licensed contractor or specialized vendor is necessary.

Your experience includes:

  • General building repairs and preventive maintenance
  • HVAC troubleshooting and basic maintenance
  • Plumbing repairs and troubleshooting
  • Basic electrical troubleshooting and repairs
  • Carpentry, painting, drywall, and general upkeep
  • Equipment maintenance
  • Work-order management and repair prioritization
  • Apartment or room turnovers and preparation

We need someone who can lead the department and actively contribute to the maintenance work—not simply coordinate outside vendors.

Strong Team Leadership

You have experience supervising maintenance employees and housekeeping staff.

You know how to establish expectations, organize daily assignments, and hold team members accountable.

You can coach employees, address performance concerns, and ensure work is completed accurately and on time.

You lead by example and are willing to step in when additional support is needed.

Budget Management & Operational Accountability

You understand the importance of maintaining a community while controlling expenses.

You have experience managing department budgets, monitoring spending, purchasing supplies, and coordinating vendor services.

You know how to prioritize maintenance needs and make responsible decisions about repairs, replacements, and outside services.

  • Maintain appropriate staffing schedules and department coverage.
  • Promote teamwork, accountability, and consistent service standards.
  • Partner with community leadership to address operational needs.
  • Maintain high standards of cleanliness and environmental services throughout the community.
Budget & Vendor Management
  • Manage maintenance and environmental services expenses within approved budgets.
  • Monitor supply purchases, equipment costs, and repair expenditures.
  • Maintain appropriate inventory of maintenance and housekeeping supplies.
  • Evaluate repair-versus-replacement options.
  • Coordinate outside vendors and contractors when specialized services are required.
  • Review vendor performance and completed work.
  • Identify cost-saving opportunities without compromising safety or service quality.
  • Maintain accurate purchasing and maintenance records.
Resident & Community Support
  • Respond professionally to resident maintenance concerns.
  • Communicate effectively with residents, families, and department leaders.
  • Maintain a visible and approachable presence throughout the community.
  • Support resident comfort, safety, and satisfaction.
  • Collaborate with other departments to address maintenance and housekeeping needs.
  • Demonstrate professionalism, respect, and a service-focused attitude.

  • Practical knowledge of plumbing, electrical, and general building maintenance.
  • Ability to independently diagnose and resolve routine maintenance issues.
  • Strong organizational and time-management skills.
  • Experience prioritizing maintenance requests and managing multiple responsibilities.
  • Effective communication and leadership skills.
  • Ability to maintain a safe, clean, and well-functioning property.
  • Availability to work Monday-Friday, 8:00 AM-5:00 PM, with on-call responsibilities as needed.
Preferred
  • Previous Maintenance Director, Environmental Services Director, Facilities Manager, or Maintenance Supervisor experience.

  • Experience coordinating vendors and managing repair costs.
  • Additional HVAC, electrical, plumbing, or facilities maintenance training.

Assisted living or hotel maintenance experience is required. Candidates should have hands-on repair experience, demonstrated leadership skills, and the ability to manage department expenses effectively.
