Job Summary
Ryan Companies is hiring a Maintenance Engineer for a downtown Cedar Rapids commercial property. The role requires participation in an on‑call rotation.
Responsibilities
- Perform preventive maintenance on building equipment and systems as scheduled.
- Manage and/or assist subcontractors with preventive maintenance, repairs, and projects on building systems, equipment, or property.
- Respond to, evaluate, and complete tenant service work orders promptly and professionally.
- Collaborate with the property manager and chief engineer to ensure proper services and assist with project planning and tenant improvement coordination.
- Maintain mechanical rooms, utility rooms, and vacant areas in a neat and clean condition daily.
- Monitor energy system equipment, adjust set‑points as needed, and record actions and time associated daily.
- Ensure Fire/Life/Safety equipment is performing as designed.
- Participate in on‑call, after‑hours, and weekend work when necessary.
- Complete all required training and safety programs.
- Provide exceptional customer service and exceed expectations.
- Lead by example in alignment with the Ryan values with staff and co‑workers.
- Demonstrate accuracy and timeliness in all documentation of work orders, projects, and time sheets.
Qualifications
- Ability to troubleshoot MEP system failures and perform necessary repairs or devise workable solutions.
- Ability to prioritize workload while remaining flexible to change.
- Comprehensive knowledge of energy management systems.
- Proficiency with Microsoft Office and computerized maintenance management systems.
- Excellent customer service skills.
- Minimum 2+ years of experience in operating commercial buildings and equipment.
- High school degree or equivalent; or a two‑year technical degree or equivalent.
- Regional or local licensing/certifications to operate a building.
- Basic computer skills, excellent verbal communication, and a helpful attitude toward building occupants.
- Valid driver's license with a clean record.
- Ability to lift up to 100 lbs., work from a ladder, overhead, and in various weather conditions.
Preferred Qualifications
- Universal CFC, SMA, SMT, LEED certification, or other relevant certifications.
- Experience with Microsoft365 software.
Compensation
