Job summary

Socket.dev in Davenport, Iowa seeks a Maintenance Technician to maintain safety, appearance, and functionality of the apartment community. You will perform routine and preventative maintenance, diagnose and repair electrical, plumbing, HVAC, carpentry, and appliance issues, and assist with unit turnover.

Strong communication and teamwork are essential. The role requires a High School diploma and preferable Marriott process experience.

  • Ensure compliance with safety regulations and building codes.
  • Participate in on-call rotation for emergency maintenance requests.
  • Maintain accurate records of work performed, parts used, and follow-up needs.
  • Collaborate with leasing and management staff to provide outstanding resident service.

Job description

We are seeking a well-rounded and experienced Maintenance Technician, in Davenport, Iowa. This role is vital in maintaining the safety, appearance, and functionality of our apartment community. The ideal candidate has a strong background in general maintenance, a proactive approach to problem-solving, and the ability to provide excellent customer service to residents and team members.

Key Responsibilities

Must have a valid Drivers Licence.

Perform routine and preventative maintenance on apartment units, common areas, and building systems.

Diagnose and repair electrical, plumbing, HVAC, carpentry, and appliance issues.

Complete work orders in a timely and professional manner.

Assist with turnover of units, including painting, cleaning, and small repairs to prepare for new residents.

Maintain grounds, including snow removal, lawn care, trash collection, and exterior upkeep.

Ensure compliance with safety regulations and building codes.

Participate in the on-call rotation for emergency maintenance requests.

Maintain accurate records of work performed, parts used, and follow-up needs.

Collaborate with leasing and management staff to provide outstanding resident service.

Qualifications and Requirements:

High School diploma /Secondary qualification or equivalent.

Experience with Marriott processes and standards.

This job requires the ability to perform the following:
  • Must be able to speak, read, write and understand the primary language(s) used in the workplace.
  • Must be able to read and write to facilitate the communication process.
  • Most tasks are performed in a team environment There is no direct supervision.
  • Requires good communication skills, both verbal and written.
  • Must possess basic computational ability.
  • Must possess basic computer skills.
  • Preferred knowledge of all types of mechanical equipment such as chillers, boilers, water softeners, and refrigeration equipment.
  • Preferred knowledge of plumbing and electrical systems, maintenance of records of power, water and fuel consumption.
  • Working knowledge of federal, state and local laws governing equal employment opportunity and civil rights, occupational safety and health, wage and hour issues, and labor relations, including, but not limited to the following statutes and their comparable state and local laws (where applicable): Title VII, Equal Pay Act, Pregnancy Discrimination Act, FLSA, ADA, OSHA, FMLA, NLRA
