• Experience: At least 1 year as a Maintenance Director, preferably in senior living or multifamily property management.
• Skills: Expertise in painting, drywall repair, and use of standard power tools.
• Chemical knowledge: Proper usage, storage, and disposal of chemicals.
• Emergency response: Move quickly and remain calm in emergencies.
• Work ethic: Careful and cautious approach with timely completion of tasks.
• Physical requirements: Ability to stand for extended periods.

Responsibilities

• Facility Oversight: Daily walkthroughs of the residence, grounds, and parking areas.
• Resident‑Centric Service: Review resident work order logs daily, complete tasks, and provide solutions.
• Quality Craftsmanship: Paint interior walls, repair and texture drywall with precision.
• Equipment Mastery: Troubleshoot and repair various equipment using technical know‑how.
• Cost Management: Collaborate with the Executive Director to maintain parts costs and review bids.
• Vendor Coordination: Manage work by outside contractors/vendors to meet quality standards.
• Preventive Maintenance: Execute a comprehensive preventive maintenance plan based on schedules.
• Record Keeping: Maintain records of repairs, preventive maintenance, warranties, and inspections.
• Professional Presence: Maintain a professional, positive, and helpful attitude.
