Maintenance Director

Location: Westland, MI 48185

Position Summary:

Under the general direction of the Regional Director, the Maintenance Director is responsible for the overall maintenance and upkeep of a Senior Living Community, including facility and grounds maintenance, preventative measures, repairs, and inspections.

Key Responsibilities:

1. Ensure all aspects of the facility are in good repair.
2. Respond promptly to work order requests daily.
3. Collaborate with the Executive Director when contracting outside vendors.
4. Maintain Unit Maintenance Logs for each department.
5. Monitor and maintain the Building Inspection Schedule, including preventative maintenance and system inspections.
6. Be on call 24/7 for emergency maintenance needs, arranging backup coverage if unavailable.
7. Perform routine janitorial duties to keep buildings and grounds clean.
8. Handle snow removal and landscaping tasks not outsourced.
9. Conduct routine inspections of the interior and exterior of the building.
10. Perform annual unit inspections and complete required documentation.
11. Provide high-quality customer service.
12. Order maintenance supplies and monitor inventory levels.
13. Maintain dumpster area and oversee trash collection.

Qualifications:

• Excellent communication skills and compassion for older adults.
• Basic knowledge of plumbing, electrical, heating/cooling systems, and general repairs.
• Experience in maintenance or facilities, including MEP, drywall, painting, and hardware installation.
• Motivated, self-starting, task-oriented, with computer skills and a team-oriented attitude.

Physical Requirements:

• Regularly required to stand, talk, bend, stretch, pull, push, and lift.
• Specific vision abilities include close vision, depth perception, and focus adjustment.
