Job description

Role Description:

The Maintenance Director is responsible for leading the maintenance team as well as managing the overall upkeep of all RMS hotel and multifamily properties. This includes coordinating and implementing preventative maintenance on all major building equipment, coordinating and ensuring completion of renovation and repair projects of various scales across all properties, overseeing and directing property maintenance supervision across the portfolio. This position is ultimately responsible for ensuring all areas available to RMS and guests are consistently in excellent condition, all building operations and amenities are performing at the high standards of the RMS brand, and that RMS provides the most responsive service available in the marketplace. This position reports directly to the Vice President of RMS Construction.

Role Responsibilities:

  • Ensure all major maintenance tasks across the RMS portfolio are completed in a timely manner to a high standard of quality.
  • Prioritize maintenance tasks so critical issues requests are dealt with in the utmost urgency.
  • Develop, implement and oversee preventative maintenance programs for all facilities and equipment including but not limited to elevators, boilers, and HVAC equipment, coordinating with on-property staff and outside vendors when needed.
  • Work with Property Managers and General Managers to develop monthly, quarterly, and annual maintenance schedules and ensure completion of said maintenance schedules.
  • Lead, motivate and develop successful maintenance teams at all RMS properties.
  • Coordinate the maintenance schedule and expectations for the RMS maintenance staff and outside subcontractors.
  • Manage project budgets and ensure accurate inventory of all maintenance items.
  • The ability to manage bids and quotes for miscellaneous projects or repairs of items throughout the properties.
  • Set up and ensure adherence to maintenance policies and procedures, consistently ensuring all maintenance team members meet safety and compliance expectations.
  • Maintain strong professional relationships with all RMS employees and outside subcontractors.
  • Other responsibilities related to maintenance/construction work as needed.

Role Requirements:

  • 10+ years of hands-on apartment building or hotel maintenance experience required.
  • Extensive knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work.
  • Experience in planning and executing preventative maintenance operations.
  • Experience with building system controls, fire panels, pump controls, HVAC, irrigation, and lighting.
  • Ability to lead and manage teams in a fast-paced and at times stressful environment.
  • Ability to work extended and flexible hours and weekends as needed.
