Job Description
The Maintenance Director manages all building maintenance operations, including preventative maintenance care, supervises the housekeeping staff, and ensures all maintenance services are in compliance with City, State, and Federal Regulations as they apply to senior housing.
Essential Functions (Including But Not Limited To)
- Fix repairs and manage upkeep of common areas.
- Lead safety meetings and address safety-related situations.
- Develop and perform weekly, monthly, and annual preventive maintenance for all building systems to ensure efficient operation of facility equipment.
- Manage first impressions for the building.
- Perform or oversee the renovation and cleaning of turnover units for new tenants.
- Supervise housekeeping staff, schedule work, monitor performance, and conduct annual reviews.
- Manage vendor contracts, inspect contracted work, and obtain corporate approval for contract changes.
- Maintain equipment and parts inventories.
- Coordinate inspections with health, fire, and other regulatory agencies to minimize corrective actions.
- Participate in budgeting for maintenance and property needs.
Required Qualifications
- High School diploma or GED plus over two years of specialized maintenance training.
- Three to five years of experience in a similar maintenance role.
- Proven supervisory skills, including organizing and scheduling priorities.
- Knowledge of negotiating contracted services.
- Computer skills for tracking maintenance activities and records.
- MN Driver’s license.
Preferred Qualifications
- Advanced training in electrical, mechanical, or technical building systems and equipment.
