Job summary

Vivmark Residential is seeking a Porter/Custodian to maintain interior and exterior spaces, keeping common areas pristine and residents’ experiences positive. The role blends custodial tasks with light maintenance to support a welcoming living environment in Los Angeles.

You will perform cleaning, basic repairs, and assist residents during moves, while upholding safety policies and providing courteous service. Competitive benefits are offered.

Qualifications

• 0–1 year custodial/maintenance experience.
• Valid driver's license.
• Ability to communicate with team members and residents.
• Ability to read and understand policies including Key Control Policy, Apartment Home Turnover Policy and Maintenance Emergency policies.
• Ability to identify cleaning and chemical supplies; read SDS; proper chemical usage.

Responsibilities

• Perform daily cleaning and maintenance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas such as lobbies, hallways, elevators, and recreation spaces.
• Maintain outdoor spaces including sidewalks, parking lots, and landscaping.
• Regularly empty trash and recycling areas and keep them tidy.
• Conduct routine inspections to identify and report maintenance or safety concerns.
• Address minor maintenance such as light bulbs, paint touch-ups, and furniture assembly.
• Assist residents with moving in/out of apartments.
• Provide friendly and responsive customer service.
• Work with the team to ensure a positive resident experience.
• Maintain outdoor landscaping: mowing, trimming, planting flowers.
• Keep outdoor areas free of debris.
• Complete work orders.
