Job summary

Vivmark Residential in Mountain View, CA is seeking a Maintenance Technician I (Porter/Custodian) to maintain interior and exterior spaces. The role blends custodial duties with light maintenance, ensuring clean common areas, inviting exteriors, and safe, well-presented residences for residents and guests.

You will perform cleaning, basic repairs, assist residents moving in or out, and work with the team to deliver a positive resident experience in a fast-paced property management environment.

Qualifications

• 0-1 year of custodial/maintenance experience.
• Valid driver's license.
• Ability to communicate with team members and residents.
• Ability to read policies and procedures including Key Control, Turnover, and Maintenance Emergency policies.
• Ability to identify cleaning chemicals, read SDS, and apply chemicals safely.
• Knowledge of PPE and proper use.
• Basic understanding of emergency systems, shutoffs, and operations.
• Knowledge of paint types and tools.

Responsibilities

• Perform daily cleaning and maintenance tasks to maintain appearance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas, including lobbies, hallways, elevators, and rec spaces.
• Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
• Ensure trash and recycling areas are regularly emptied and tidy.
• Conduct routine inspections to identify and report maintenance or safety concerns.
• Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly.
• Assist residents with moving in and out of apartments, including loading/unloading belongings.
• Provide friendly and responsive customer service, addressing residents' needs and concerns.
• Work collaboratively with the team to ensure a positive resident experience.
• Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
• Keep outdoor areas clear of debris and litter.
• Completing work orders.
