Job Description

The Maintenance Coordinator is vested with the responsibility for all phases of the daily operation of the Commons of the property and the emergency response to each regimes' building and plays a key role in ensuring ownership and guest satisfaction.

The Maintenance Coordinator must be capable of solving various problems which arise and must be able to make prudent and intelligent decisions which will ensure the smooth operation of the property.

The Maintenance Coordinator must be a friendly and charismatic person; bilingual in English and Spanish is preferred.

Designated days off are Tuesday and Saturday and Saturday (March thru October) and Sunday during the winter months (November thru February). Carrying and answering a cell phone is required.

How Our Employees Make an Impact:

Our General Managers represent the appropriate image to our communities, making a significant impact through:

  • Interact with contract vendors; communicate with vendors to insure project and contract compliance.
  • Complete monthly Commons site light checks, verifying operation of all lighting; set timers as required.
  • Police the parking areas daily, pick up trash, report landscape issues to vendors, report nonregistered and junk cars and bicycles.
  • Interact with Board Members, owners and guests. All work requests must be coordinated thru Property Management Company.
  • Help straighten chairs and tables each morning - raise umbrellas.
  • Supervise hosing off deck as required.
  • Supervise the furniture cleaning as needed.
  • Check Jacuzzi temperature - 104 degrees.
  • Check pool for cleanliness - follow up with pool company.
  • Check garbage cans.
  • Check outdoor shower and boardwalk for cleanliness.
  • Check ocean and pool gates, make sure they are closed and operational.
  • Check pump house and restrooms for cleanliness and supplies.
  • Verify cleaning with pool company and make sure they keep a log per DHEC.
  • Verify levels of propane in tank, call for service.
  • Check that wristbands are on at the pool.
  • Maintain dune's beachmats; sweep weekly.
  • Ensure all vendors have access to common areas.
  • Verify guard hours and patrol.
  • Coordinate log of security camera tapes; ensure all cameras are operational.
  • Dispense white pool wristbands to owners.
  • Dispense parking decals and passes to owners and on an emergency basis to the guests.
  • Check parking passes for authentication.
  • Tag cars with parking lot violations.
  • Enforce NO dog policy - Log in service dog papers.
  • On an emergency basis, receive vendor deliveries.
  • LANDSCAPING
  • Coordinate with landscape supervisor.
  • Follow special projects.
  • Report irrigation issues - i.e. line breaks, timer issues.
  • Water recent plantings as needed.
  • Hang holiday decorations, store as required.
  • Work with all rental companies to ensure issues are addressed.
  • Inspect issues reported by owners/guests, document with pictures and logs


Requirements

  • Must have association property management experience; cooperative management a plus.
  • Proficient in Microsoft applications
  • Experience managing union employees including Local 32BJ.
  • Knowledge of Microsoft Office products (Word, Excel, Outlook, PowerPoint, Publisher etc.) at an expert level.
  • Knowledge of typical business correspondence (grammar, structure, punctuation, spelling, etc.) at an expert level.
  • Professional communication skills (phone, interpersonal, written, verbal, etc.).
  • Self-motivated, proactive, detail oriented and a team player.
  • Confidentiality and discretion in the performance of all duties and responsibilities.
  • Time management and time critical prioritization skills.
  • 10+ years of directly related or closely related experience.
  • 7 - 10 years of Management and/or Supervisory experience.
