Status: Full Time
Schedule: Sunday-Thursday | 9am-5pm
Starting Pay: $18.50/hour
Pay Raises: Every January and July!

SUMMARY

Assist Maintenance Manager in maintaining and repairing physical structures of buildings, equipment, and building systems, and maintaining the grounds.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned by your direct manager. Regular and predictable attendance is essential.

  • Support the Sales Department in maintaining community marketing and rental efforts.
  • Perform painting, carpet shampooing, floor stripping and waxing, appliance and plumbing checks, minor repairs, etc., in vacant units as directed.
  • Assist residents during move-in with furniture, as directed.
  • Ensure resident comfort and satisfaction with community services.
  • Handle resident requests and complaints professionally and promptly, following up or delegating as necessary.
  • Know residents by name and be sensitive and compassionate.
  • Monitor changes in residents' well-being and report concerns.
  • Be a team player, filling in and assisting whenever possible.
  • Follow the Chain of Command.
  • Work to reduce waste and stay current with regulations.
  • Maintain First Aid Certification.
  • Report repairs and maintenance needs to the Maintenance Manager.
  • Familiarize with the community layout.
  • Keep work areas clean and clear.
  • Understand emergency systems and respond appropriately.
  • Support safety programs and report incidents immediately.
  • Use equipment cautiously and perform repair work as directed.
  • Assist with preventative maintenance and inventory tasks.
  • Perform routine duties such as dumpster checks, carpet cleaning, and apartment move-in preparations.
  • Maintain professional appearance and conduct.
  • Be flexible with scheduling, including evening work.

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

  • Six months to one year of related education or experience; experience with power tools or industrial cleaning is preferred.
  • High School diploma or GED, or equivalent experience.
  • Must be at least 18 years old per Title 22 requirements.

CERTIFICATES, LICENSES, REGISTRATIONS

  • Current First Aid Certification.
  • DOJ and FBI fingerprint clearance.
  • Health screening and negative TB test within the last six months.

PHYSICAL DEMANDS

  • Regularly sit, kneel, climb, stoop, stand, and walk; occasionally bend, reach overhead, push, and pull.
  • Frequently lift up to 25 pounds; occasionally lift up to 100 pounds.
  • Require visual and hearing acuity for safety and emergency response.

WORK ENVIRONMENT

  • Dynamic environment with varying temperature controls.
  • Exposure to mechanical parts, weather, and electricity; may work outdoors.
  • Moderate noise level; patience needed when working with senior residents.
  • Possible exposure to pets.
