Job Summary

Assist the Maintenance Manager in maintaining and repairing physical structures, equipment, and building systems, as well as groundskeeping. Regular and predictable attendance is essential.

Essential Duties and Responsibilities
  1. Support the Sales Department's marketing and rental efforts.
  2. Perform painting, carpet shampooing, floor stripping and waxing, appliance and plumbing checks, minor repairs, etc., in vacant units.
  3. Assist residents during move-in with furniture, as directed.
  4. Ensure resident comfort and satisfaction with services.
  5. Handle resident requests and complaints professionally and promptly.
  6. Know residents' names and be sensitive and compassionate.
  7. Monitor residents' well-being and report changes to the Maintenance Manager.
  8. Be a team player and support colleagues.
  9. Follow the Chain of Command.
  10. Work to reduce waste and stay updated on relevant regulations.
  11. Maintain First Aid Certification.
  12. Report repairs and maintenance needs.
  13. Maintain community cleanliness and safety standards.
  14. Perform routine duties such as dumpster checks, carpet cleaning, move-in preparations, and preventative maintenance.
  15. Support community activities and assist with residents' move-in and move-out processes.
  16. Maintain professional appearance and conduct.
  17. Be flexible with scheduling, including evening work as needed.
Qualifications
Education and Experience
  • Six months to one year of related experience or education; experience with power tools, industrial cleaning, HVAC, carpentry, electrical, or plumbing preferred.
  • High School diploma or GED, or equivalent.
  • Must be at least 18 years old.
Certificates, Licenses, and Registrations
  • Current First Aid Certification.
  • DOJ and FBI fingerprint clearance.
  • Negative TB test within the last six months.
Physical Demands

Must be able to sit, kneel, climb, stoop, stand, and walk for extended periods. Frequently lift up to 25 pounds and occasionally up to 100 pounds. Vision and hearing abilities must be sufficient for safety and emergency response.

Work Environment

Dynamic environment with varying temperature controls. Exposure to moving mechanical parts, weather, and electricity. Moderate noise level. Patience required when working with senior residents. Possible exposure to pets.
