Job summary

Valiant Residential is seeking an Assistant Maintenance to assist the maintenance supervisor and help preserve the property's physical integrity. You will work with the leasing team to maximize renewals and leasing opportunities while prioritizing safety and compliance with Valiant Residential policies.

The role requires at least two years of apartment maintenance experience or a related trade, a high school diploma (technical cert a plus), EPA certification, strong English communication skills

Qualifications

• Minimum two years of full-time experience in apartment maintenance or a related trade requiring basic knowledge of electrical, plumbing, carpentry, painting, and HVAC.
• High school diploma or equivalent; technical certification is a plus.
• EPA refrigerant certification is preferred.
• Strong verbal and written English communication; bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with clean driving record and auto insurance.
• Ability to travel within major metropolitan areas and occasional overnight stays.
• Ability to work some weekends as needed.

Responsibilities

• Complete resident service requests within 24 hours.
• Implement and manage the system for handling resident service requests and on-call rotation.
• Support safety and regulatory compliance (ADA, Fair Housing, OSHA).
• Distribute flyers and materials as needed.
• Keep safety materials current and inspect property for hazards.
• Maintain records of preventive maintenance, service requests, and make-ready status of vacant apartments.
• Schedule and perform routine maintenance on equipment and inspect tools.
• Diagnose and repair electrical, plumbing, HVAC, appliances, and related systems.
• Handle on-call duties and standby emergency coverage.
• Prepare property for inspections and perform additional duties as assigned by management.
