Business Title: Maintenance Assistant

Position Type: FT

Location: St. Louis, MO

Reports To: Maintenance Leader

Position Description:

This role is responsible for indoor and outdoor general building maintenance and superior presentation of campus grounds. The Maintenance Assistant will support the Maintenance Leader with various repairs and preventative maintenance including HVAC and boiler inspections/maintenance/repairs as needed.

Principal Duties and Responsibilities (Essential Functions):

  • Conduct a daily exterior building visual inspection to assess building maintenance needs.
  • Outdoor maintenance to include but not limited to drain cleaning, plaza trash, leaf blowing, raking rocks, cleaning windowsills and door frames, and minor paint touch ups. This includes seasonal duties related to holidays and inclement weather.
  • Routine walks of the building to identify any necessary repairs and preventative maintenance.
    • Indoor maintenance to include but not limited to caulking, painting, trash pick-up, and other needs as they arise.
  • Assist with HVAC maintenance when requested
  • Assist with power equipment maintenance when requested, becoming familiar with system software and troubleshooting procedures for independent coverage when the Maintenance Leader is out of the office.
  • Cleanliness and upkeep of onsite storage areas including maintenance workshop, boiler rooms, air handler rooms and garages.
  • Parking garage ventilation system maintenance.
  • Occasional overtime opportunities include parking garage sweeping and power washing.
  • Monitor Campus Services ticketing system (KACE Monitor) and update any tickets that pertain to your role or have been assigned to you, in a timely manner
  • Regular processing of invoices and credit card reconciliation for related expenses
  • Provide customer service and hospitality support to any internal/external customers as requested
  • Perform other duties as assigned by the Maintenance Leader

Job Specifications:

  • Ability to interact with all team members and guests of BW in a professional manner
  • Excellent attention to detail with the ability to work efficiently and independently under tight deadlines
  • Strong communication skills and ability to work as part of a team
  • Able to perform routine maintenance and determine when and what kind of maintenance is needed
  • Ability to identify the nature of problems and determine what kind of tools or equipment are needed to complete the job
  • Ability to evaluate a need and determine if they posses the skillset to complete the job or if team/vendor support is needed

Required Education and Experience:

  • High School Diploma or GED
  • General knowledge of computers, Outlook, Word and Excel
  • Previous building maintenance experience preferred

Supervisory/Responsibility:

  • Individual contributor w/no direct reports

Work Environment:

This is a campus services position associated with an office environment. Although the team member may spend a portion of his/her time in the office area, the team member’s essential job duties also require the team member to spend a portion of his/her time performing campus service duties. The team member must be able to correctly wear and use any Personal Protective Equipment (PPE) required by the company as necessary.

Position Type:

This is a regular, full-time position with the understanding that a regular workweek will require extended days and hours as needed to meet business needs.

Travel:

No travel is expected for this position, however, local travel up to 100 miles may be requested.

The physical demands described here are representative of the thoseperformed in the job duties.The team membersits at a desk and uses a computer for prolonged periods of time. The team member is frequently required totalk, hear,use both close and vision distance,sit, stand,walk, use hands, reach with arms/hands and uses hands to handle objects, tools, or controls.The individual may be required to climb, stoop, kneel, crouch,and frequently lifts and/or moves up to 50 pounds.
