Job summary

South Carolina Health Care Association is seeking a Part-time Maintenance Assistant to support daily facility upkeep. You will work with the maintenance team to keep resident and staff areas safe and comfortable, performing skilled trades and routine tasks.

The role requires knowledge of plumbing, electrical, HVAC, carpentry, and safe handling of tools; you will inspect, repair, and maintain equipment, respond to requests, log work orders, and coordinate with vendors as needed.

Qualifications

  • High school diploma or equivalent; technical training preferred.
  • Experience in healthcare or senior living maintenance.
  • Strong knowledge of plumbing, electrical, HVAC, and carpentry.
  • Ability to read manuals and blueprints.
  • Good problem-solving and communication skills.
  • Able to work independently and with a team.

Responsibilities

  • Backup to the Maintenance Director as needed.
  • Perform routine maintenance and cleaning tasks across trades.
  • Inspect facility for maintenance or safety issues and address promptly.
  • Install, repair, and maintain equipment including plumbing fixtures.
  • Respond to maintenance requests from residents and staff.
  • Maintain records of work orders, repairs, and parts.
  • Ensure safety regulations are followed.
  • Coordinate with outside contractors as needed.
  • Monitor inventory and assist with procurement.
  • Participate in training to enhance skills.
  • Other duties as assigned.

JOB TITLE: Part-time Maintenance Assistant

DEPARTMENT: Maintenance

REPORTS TO: Maintenance Director

DIRECT REPORTS: None

FLSA STATUS: Hourly

JOB SUMMARY

The Maintenance Assistant ensures the smooth operation and upkeep of the facility. Works

closely with the maintenance team and other staff members to provide a safe, comfortable,

and well-maintained environment for residents and employees. The ideal candidate will have

excellent technical skills, a strong work ethic, and a passion for delivering exceptional service.

ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Serves as backup to the Maintenance Director in areas as assigned, including, but not limited to those listed below.
  • Perform routine maintenance and housekeeping tasks, including but not limited to plumbing repairs, electrical work, painting, carpentry, floor maintenance, trash/waste disposal, and cleaning/laundry.
  • Conduct regular inspections of the facility to identify any maintenance or safety issues, and promptly address them.
  • Assist with the installation, repair, and maintenance of various equipment, including plumbing fixtures and electrical appliances.
  • Respond to maintenance requests from residents and staff in a timely and efficient manner.
  • Maintain accurate records of maintenance activities, including work orders, repairs performed, and parts used.
  • Ensure compliance with safety regulations and protocols, and report any hazards or safety concerns to the appropriate personnel.
  • Assist with the coordination of outside contractors and vendors for specialized repairs or maintenance projects.
  • Monitor inventory levels of maintenance supplies and equipment, and assist with procurement as needed.
  • Assist with maintaining the cleanliness and organization of maintenance areas and storage rooms.
  • Participate in training programs and workshops to enhance technical skills and knowledge.
  • Other duties as assigned.
Requirements
JOB QUALIFICATIONS
  • High school diploma or equivalent; additional technical certifications or vocational training in maintenance or a related field is preferred.
  • Proven experience in maintenance work, preferably in a healthcare or senior living environment.
  • Strong knowledge of building systems, including plumbing, electrical, HVAC, and general carpentry.
  • Proficiency in using hand and power tools, as well as diagnostic equipment.
  • Ability to read and interpret technical manuals and blueprints.
  • Excellent problem-solving skills and the ability to troubleshoot and resolve maintenance issues effectively.
  • Strong attention to detail and a commitment to delivering high-quality work.
  • Ability to work independently with minimal supervision, as well as collaborate effectively with a team.
  • Exceptional time management and organizational skills, with the ability to prioritize tasks and meet deadlines.
  • Excellent communication and interpersonal skills, with the ability to interact professionally with residents, staff, and vendors.
  • Physical stamina and dexterity to perform manual labor and lift heavy objects when necessary.
  • Knowledge of safety regulations and protocols related to maintenance work.
OTHER REQUIREMENTS

Participates in (or conducts) company-sponsored training to safeguard against improper use

and disclosure of resident's protected health information. Monitors and ensures compliance

with company policies, procedures and state and federal law.

PHYSICAL DEMANDS AND ENVIRONMENT

May be required to respond to critical issues on a 24/7 basis. Employee is occasionally exposed to blood

or other body fluids, fumes or airborne particles and toxic or caustic chemicals. In compliance with
