  • Support Salary Scale Grade S15: $35.15 per hour; starting

Role

Under direction, is responsible for overall maintenance of all schools and school facilities in a designated geographic area of the FCPS. Work involves administration and supervision of maintenance activities in a large geographic area. The employee has overall responsibility for program planning and execution, directing the work of several subordinates and contractors, communicating with school administration and staff, and performing skilled work in several trades. Work is evaluated by a superior who outlines programs and departmental policies. The employee is expected to work independently in implementing the policies. Responsibilities are considered technical and administrative in nature and may require working beyond the normal workday or workweek for which the employee will receive additional compensation.

Essential Functions

Reporting directly to the Manager, Building Maintenance, the Maintenance Area Supervisor performs the following duties:

Attendance
  • Regular attendance and punctuality are essential functions because employees work as part of a team, use on-site equipment, and address on-site facility needs.

Staff Development
  • Regular attendance and participation in meetings and training are essential to plan and execute tasks according to changing priorities and safeguard against occupational hazards.

Customer Service
  • Establishes and maintains professional relations throughout the organization. Provides exceptional customer service to school administrators and staff. Makes decisions and takes action in alignment with the organization's objective to provide an ideal learning environment.

Leadership
  • Inspires, motivates, and guides others toward goal accomplishment; coaches, mentors, and challenges subordinates; adapts leadership styles to various situations; models high standards of honesty, integrity, trust, openness, and respect for individuals by applying these values to daily behaviors.

Quality Assurance
  • Ensures work in progress and completed work meet established quality assurance and control standards. Investigates work-related problems such as excessive costs or low productivity and determines causes. Implements corrective actions within authority to resolve work problems.

Problem Solving
  • Identifies problems; determines accuracy and relevance of information; uses sound judgment to generate and evaluate alternatives, and make recommendations. Analyzes information and makes correct inferences or draws accurate conclusions.

Job Class Specific
  • Administers the overall maintenance of schools and facilities in an assigned area. Operates facilities safely and efficiently, maintaining and repairing building systems to minimize hazards and disruptions to student instruction.
  • Directs, oversees, and coordinates the operations of subordinates assigned to their team. Plans and establishes overall leave schedules.
  • Assigns tasks based on readiness and explains work requirements, methods, and procedures.
  • Analyzes and approves or disapproves requests for maintenance services; makes site visits to inspect situations.
  • Represents area regarding facilities requirements in review of capital budgets; categorizes projects and prepares general scope of work. Evaluates equipment and systems, making independent and qualified decisions regarding repair or replacement.
  • Approves supply expenditures and manages employees’ use of procurement cards.
  • Advises maintenance and site-based staff on facilities matters; meets with groups regularly to provide updates.
  • Ensures implementation of and compliance with applicable rules and regulations affecting safety and management of operations.
  • Establishes means of monitoring maintenance service on an emergency basis; responds to emergencies.
  • Implements and oversees preventative maintenance program for assigned area; monitors work orders, labor and accident reports, and expenditures. Provides quality assurance of work performed by assigned staff.
  • Evaluates employees; determines training needs of subordinates and arranges for accomplishment.

Performs other duties as assigned.

Required Qualifications

Knowledge/Skills/Abilities
  • Comprehensive knowledge of methods, equipment, tools, and procedures of building and grounds repair, construction and renovation, and school equipment and facilities maintenance; working knowledge of the trades involved in maintenance activities; knowledge of budgeting, capital planning, and procurement. Ability to effectively plan maintenance service programs and apply appropriate policies, supervise field and shop maintenance activities; ability to complete maintenance reports, maintain effective record-keeping systems and make accurate human resources and cost estimates on maintenance projects. Essential abilities include evaluating maintenance programs and planning and implementing programs for prompt, efficient, and effective maintenance of school buildings and grounds; supervising large numbers of employees; working under pressure and managing emergency situations; and possessing excellent oral and written communication and human relations skills. Proficient in using computers and electronic mail in accordance with BOE policies. Competent in using the computerized maintenance management system to inventory assets and manage and prioritize tasks.

Education/Training/Experience
  • Graduation from high school supplemented by applicable college coursework or trade training and extensive experience in building and grounds maintenance, construction, renovation, and school facilities and equipment maintenance, including considerable supervisory experience. Other combinations of applicable education, training, and experience may be considered.

Certification and Licensing Requirements
  • Valid driver’s license and the ability to operate a vehicle in accordance with Board of Education policies.

Physical Demands
  • Ability to lift a minimum of 50 pounds.
  • Able to walk, sit, or stand for prolonged periods. Able to perform frequent twisting, bending, climbing, kneeling, and reaching above shoulders.
  • Able to access elevated and subsurface workspaces via ladders, lifts, scaffolding, hatches, and manholes.
  • Able to work in environments subject to hot and cold temperatures and hazards such as electrical shock, airborne particulates, chemical exposure, and falls; and able to employ the personal protective equipment necessary to protect against it.

Special Requirements
  • Overtime, and night, weekend, or holiday work may be required.
  • Respond in a timely manner to facility emergencies, including those occurring after normal business hours.
  • Reassignment between workgroups and worksites may occur. Work requires frequent travel between facilities.
  • Employees are provided uniforms and must wear proper attire.
  • Employees are required to use the provided personal protective equipment.
  • Capable of performing the essential functions of the position with or without reasonable accommodations.
  • Regular and predictable attendance.

Preferred Qualifications
  • Associate’s Degree.
  • Familiarity with the FCPS policies, goals, and programs.
