Role Summary

The Maintenance Apprentice is an essential member of the maintenance team, reporting directly to the Community Manager. This role demands professionalism, effective communication, and positive interactions with residents and staff. A proactive approach is critical to preserving the property’s appearance and ensuring smooth operation. Responsibilities include performing minor repairs, managing time efficiently, and prioritizing tasks to maintain the property to the highest standards.

Qualifications
  • 2+ years of grounds or porter experience.
  • Knowledge of and ability to safely operate property maintenance equipment such as pressure washer, leaf blower, or snowblower.
  • Ability to perform minor maintenance and repairs as needed.
  • Detail‑oriented and thorough.
  • Strong time‑management and organizational skills to handle multiple tasks efficiently.
  • Ability to work independently and as part of a team in a fast‑paced environment.
  • Understanding of safety hazards and proper use of cleaning and sanitizing solutions.
  • Good interpersonal skills with polite and courteous demeanor toward staff, prospects, residents, vendors, and visitors.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
  • High school diploma or equivalent.
Key Responsibilities
Customer Service and Maintenance
  • Provides exceptional customer service in every interaction and delivers high‑quality maintenance service.
  • Completes assigned work orders from resident requests and preventative maintenance, diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements.
  • Completes the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspections, punch lists, vendor scheduling, material procurement, and final inspection.
  • Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs or signage.
  • Supports cost‑cutting and expense control by fixing rather than replacing parts when possible, using materials efficiently, and practicing correct use of tools and equipment.
  • Conducts routine and periodic property inspections to identify safety and risk‑management concerns, keeps the property in good repair, and communicates concerns to management.
  • Follows procedures for accessing and obtaining materials, supplies, and equipment, tracks inventory, returns unused items, and notifies of re‑ordering needs.
Adherence to Property Management Rules, Regulations, and Guidelines
  • Practices proper safety techniques per company, property, and departmental policies, immediately reports equipment malfunctions, injuries, or other safety issues.
  • Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents promptly.
  • Follows established policies and procedures, monitors compliance with regulatory requirements, organizational standards, and operational processes.
  • Conducts all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and other applicable laws.
Physical Demands & Working Conditions
  • Essential staff expected to report to work and adhere to all safety and business protocols.
  • May be required to work during inclement weather.
  • Frequent standing, walking, climbing, bending, twisting, pushing, pulling, and occasional squatting.
  • May work at elevated sites, on uneven ground.
  • Might be required to travel to sister communities for maintenance support.

Compensation

$21 – $23 USD per hour.
