The Role

As a Maintenance Technician, you will create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
  • 2 years of multifamily maintenance experience is highly desired.
  • Hands-on maintenance skills, including plumbing, electrical, general carpentry, HVAC, appliances, pools, etc.
  • EPA Type II or Universal certification is highly desired; CPO is a plus.
  • Availability to be on-call to address emergencies.
  • Reliable transportation.
  • A positive attitude and the desire to learn and develop your skills.
  • Superior customer service and verbal communication skills.
  • Able to work both independently and as part of a team.
  • Basic computer knowledge: Windows (Word, Excel), internet, and e-mail.
Key Accountabilities
  • Customer Service and Maintenance – Provide exceptional customer service with every interaction and deliver high-quality maintenance services.
  • Complete assigned work orders from resident requests and preventative maintenance by diagnosing issues, performing repairs, and adhering to safety standards and code requirements.
  • Complete the make-ready process for vacant apartment homes, including inspections, creating a punch list, scheduling vendors, obtaining supplies, and inspecting completed work.
  • Maintain grounds, common areas, and amenities by cleaning, painting curbs and signage, and related tasks.
  • Support cost-control efforts by fixing rather than replacing parts when possible and practicing efficient use of materials and tools; conduct routine property inspections to address safety and maintenance needs.
  • Follow procedures for obtaining materials and returning unused items; notify the maintenance supervisor when re-ordering is needed.
  • Adherence to Property Management Rules, Regulations, and Guidelines; practice safety techniques and promptly report safety issues or accidents.
  • Ensure compliance with regulatory requirements and organizational standards; report violations to the appropriate personnel.
  • Conduct all business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and applicable laws.
  • Physical Demands & Working Conditions – Classified as essential staff; may be required to report during inclement weather; frequent standing and walking; reading, writing, and basic calculations; may work on uneven surfaces; occasional squatting and lifting; travel to sister communities as needed.
