Responsibilities

• Provide exceptional customer service and perform high‑quality maintenance service.
• Complete assigned work orders from resident requests and preventative maintenance, diagnosing issues and repairing per company policies, safety standards, and code requirements.
• Execute the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspections, punch lists, vendor scheduling, material procurement, and final inspection.
• Assist in maintaining grounds, common areas, and amenities, such as picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage.
• Support cost‑cutting and expense‑control programs by repairing rather than replacing parts when possible, conserving materials, and following proper tool usage.
• Conduct routine and periodic property inspections to identify safety and risk concerns, keeping the property well‑maintained and communicating needs to management.
• Follow procedures for sourcing materials and equipment, tracking inventory, returning unused items, and notifying supervisors of reorder needs.
• Practice proper safety techniques, report equipment malfunctions or injuries promptly, and participate in safety meetings and required training.
• Follow all company policies and procedures for regulatory and operational compliance, reporting violations when necessary.
• Adhere to Fair Housing, Americans with Disabilities Act, and all other applicable laws.
• Perform physical tasks such as frequent standing and walking, occasional squatting or bending, and handling equipment in various conditions, including inclement weather.

Qualifications

• 2+ years of grounds or porter experience.
• Knowledge of and ability to safely operate maintenance equipment such as pressure washers, leaf blowers, and snowblowers.
• Ability to perform minor maintenance and repairs.
• Detail‑oriented and thorough.
• Strong time‑management and organizational skills for multiple tasks.
• Capability to work independently and as part of a team in a fast‑paced environment.
• Understanding of safety hazards and proper use of cleaning and sanitizing solutions.
• Good interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and visitors.
• Basic knowledge of Fair Housing laws and OSHA requirements.
• High School Diploma or equivalent.

Compensation
