Job summary

Role

The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move‑in, timely service, superb curb appeal, and personal attention to residents and their homes. The supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure proper maintenance of the property.

The incumbent must possess a high degree of professionalism and positive engagement for residents and the workforce.

Qualifications
  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience required.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
  • HVAC and CPO certifications highly desired.
  • Valid Driver’s License.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on‑call and weekend work.
Key Accountabilities
Resident Relations & Customer Service
  • Demonstrate customer‑service skills by treating residents and others with respect.
  • Answer questions from team and residents, respond sensitively to complaints about maintenance services, and assign work orders with efficiency and urgency.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency, follow‑up, and follow‑through in dealing with residents on all matters.
  • Enforce policies of the community delegated by the Community Manager.
  • Assist and complete work orders generated from resident requests and routine upkeep.
Maintenance Management
  • Coordinate, schedule and respond to resident/management requests and work orders.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Support cost‑cutting and expense‑control programs by fixing rather than replacing when possible.
  • Inspect grounds, building, and other community features daily to identify and correct hazardous conditions.
  • Manage and order maintenance supplies inventory within budget guidelines.
  • Maintain a preventative maintenance program, well‑organized maintenance shop, hazard communications program, and unit inspections.
  • Maintain accurate records of service requests, EPA/OSHA standards, and work progress.
  • Manage on‑call emergency response for the community.
  • Obtain bids/pricing from vendors, suppliers, and contractors and use property resources economically.
  • Give direction and monitor maintenance, construction, and rehabilitation activities.
  • Develop standards for cleanliness and appearance of community grounds, amenities, and common areas.
  • Under direction of the Community Manager, supervise, train, and schedule maintenance staff.
  • Monitor work progress of each staff member daily, provide assistance, and provide input for performance evaluations.
  • Attend safety meetings, keep MSDS sheets current, and stay up‑to‑date on OSHA and other safety laws.
Adherence to Property Management Rules, Regulations and Guidelines
  • Practice proper safety techniques and report mechanical/electrical malfunctions, injuries, accidents, or other safety issues.
  • Comply with Avanath’s safety and risk‑management policies, attend routine safety meetings, complete required training, and report accidents promptly.
  • Follow established policies and procedures, monitor compliance, and report violations.
  • Conduct all business in accordance with company policies, Fair Housing, American with Disabilities Act and all other relevant laws.
Physical Demands & Working Conditions
  • Essential staff classified to report to work and adhere to all safety and business protocols.
  • May be required to work during inclement weather.
  • Frequent standing, walking, occasional squatting, bending, twisting, pushing, and pulling.
  • May be required to travel to sister communities for maintenance support.
