The Maintenance and Janitorial Associate ensures that common areas, facilities, and buildings on property are clean and maintained to a high standard, preserving our community’s appearance and safety.
Responsibilities
- Picking up trash around grounds and parking lots
- Cleaning around dumpsters
- Sweeping or hosing curbs, breezeways, and front entries
- Cleaning interior and exterior windows
- Restocking supplies
- Vacuuming, mopping, dusting, and spot treating floors and surfaces as needed
- Assisting with set‑up and tear‑down of meeting and conference rooms for events
- Emptying all trash cans
- Assisting with watering plants
- Performing maintenance tasks ranging from basic repairs to complex work, such as:
- Lighting checks and bulb replacements
- Maintaining and repairing doors and locks
- Changing air filters
- Caulking, prep work and painting
- Carpentry repairs
- Plumbing maintenance and other repairs
Qualifications
- Experience in general maintenance, preferably in a Master Planned Community setting
- Basic computer skills, including Microsoft Office and Outlook
- Self‑motivated, observant, and detail‑oriented with the ability to identify and address maintenance needs
- Effective communication skills with managers, residents, and peers both verbally and in writing; ability to follow instructions and schedules
- Professional appearance and dependable, solution‑oriented attitude
- Strong interpersonal skills and a pleasant personality
- Flexibility to work after hours and weekends as needed
- Must pass a pre‑employment background check, drug screen, and physical examination
Driving Requirements
When required, a valid state driver’s license for the authorized vehicle class, a clean motor vehicle record, and statutory insurance coverage are mandatory. The company may periodically review vehicle records to ensure compliance.
Physical Requirements
- Mobility: Ability to walk long distances across varying weather conditions
- Lifting and Carrying: Capability to lift and carry supplies or equipment up to 50 pounds
- Extended Sitting or Standing: Ability to sit or stand for extended periods during meetings or events
- Manual Dexterity: Proficiency in using technology, including computers and mobile devices
- Driving: Ability to operate a vehicle for certain job functions
