This role supports both preventative and corrective maintenance efforts and works closely with management to maintain the highest standards of property operations.ResponsibilitiesResponsibilities include, but are not limited to:Perform general maintenance, repairs, and preventative maintenance throughout the property.Maintain the cleanliness, appearance, and safety of all common areas and facilities.Conduct routine inspections and report maintenance or safety concerns to management.Complete minor plumbing, electrical, HVAC, carpentry, painting, and pressure-washing tasks as needed.Maintain property equipment, tools, supplies, and inventory.Assist with landscaping upkeep, debris removal, trash collection, and exterior maintenance.Support sprinkler system inspections, repairs, and installations.Document maintenance issues and complete required reports, inspections, and checklists.Provide professional customer service to residents, guests, and vendors.Follow OSHA standards, company safety policies, and community guidelines at all times.Work closely with management and team members to ensure the property is well-maintained and operating efficiently.Perform other maintenance-related duties as assigned.Physical RequirementsThis position requires:Standing and walking for extended periods of timeWorking outdoors in various weather conditionsFrequent bending, kneeling, reaching, climbing stairs, and climbing laddersLifting, carrying, pushing, and moving equipment, supplies, and materialsOperating hand tools, power tools, and maintenance equipment safelyQualificationsEducationHigh School Diploma or GED requiredTechnical or vocational training in maintenance, HVAC, electrical, plumbing, or a related field preferredExperienceMinimum of 1–2 years of maintenance, facilities, building operations, or related experience preferredExperience with general repairs, plumbing, electrical, HVAC, painting, and preventative maintenance preferredSkills & AbilitiesStrong troubleshooting and problem-solving skillsAbility to work independently and manage multiple tasks effectivelyKnowledge of basic electrical, plumbing, HVAC, and mechanical systemsProficiency with hand tools, power tools, and maintenance equipmentStrong attention to detail and organizational skillsAbility to follow written and verbal instructions accuratelyStrong communication and customer service skillsAbility to maintain professionalism and confidentiality when interacting with residents and vendorsDependable, punctual, and team-oriented with a positive attitude
