Job summary

May-Management-Services, Inc. seeks a dependable Maintenance Technician to support daily upkeep and overall appearance of the property in St. Augustine. This hands-on role requires comfort with outdoor work and a range of general maintenance projects, reporting to the on-site CAM and management team.

The ideal candidate is observant, proactive, and capable of working independently while providing strong customer service to residents and coordinating with vendors as needed.

Qualifications

  • High school diploma or GED preferred.
  • Previous maintenance, handyman, groundskeeping, construction, or similar hands-on experience preferred.
  • Experience in condominium, HOA, apartment, resort, hospitality, or commercial property maintenance preferred.
  • Experience performing routine property inspections preferred.
  • Ability to work independently with minimal supervision.

Responsibilities

  • Perform general maintenance across the property and grounds, including basic carpentry, minor painting, fixture repair, and installation.
  • Safely use hand tools and basic power tools to complete routine maintenance and repair projects.
  • Identify maintenance issues that require professional attention and promptly report them to management.
  • Perform routine upkeep of common areas and grounds.
  • Complete basic power washing, litter removal, and routine grounds maintenance as needed.
  • Conduct regular observations of the property and identify conditions requiring attention.
  • Identify and immediately report unsafe conditions to management.
  • Respond to basic maintenance requests from residents in a professional and timely manner.
  • Assist with vendor coordination and management as directed.
  • Assist with storm preparedness activities and property recovery following severe weather.
  • Maintain a professional demeanor and exercise discretion when interacting with homeowners and guests.
  • Communicate proactively with the Community Association Manager and other appropriate stakeholders.
  • Collaborate with the CAM and property management team and elevate issues appropriately.
  • Follow established procedures for identifying property concerns, responding to residents, reporting safety issues, and coordinating repairs.
  • Complete additional maintenance and property-related duties as assigned.

Position Overview

We are seeking a dependable and hands-on Maintenance Technician to support the day-to-day upkeep and overall appearance of the property. This position is ideal for someone who takes pride in their work, notices issues before they become larger problems, enjoys working outdoors, and is comfortable handling a variety of general maintenance and improvement projects.

The Maintenance Technician will work closely with the Community Association Manager and property management team to help ensure the community remains clean, safe, attractive, and well maintained for residents and guests.

Strong customer service skills are also important, as this position interacts with residents and works closely with the onsite Community Association Manager.

Requirements

  • Basic construction or remodeling experience preferred.
  • Ability to work independently with minimal supervision.
  • Ability to communicate effectively and professionally with residents, management, vendors, and other stakeholders.
Knowledge, Skills & Abilities
  • Basic knowledge of common maintenance tools and equipment.
  • Ability to safely operate hand tools and basic power tools.
  • Ability to perform basic carpentry and general repair work.
  • Strong attention to detail and ability to recognize maintenance issues independently.
  • Ability to prioritize routine maintenance needs and appropriately elevate issues requiring professional attention.
  • Dependable, professional, and service-oriented approach to working with residents and the property management team.
Certifications & Licenses
  • Valid driver's license required.
  • CPO certification preferred.
Physical Requirements & Work Environment


This position requires the ability to lift and carry up to 50 pounds and work both indoors and outdoors in Florida heat, humidity, and varying weather conditions.The Maintenance Technician should be comfortable standing and walking for extended periods, as well as bending, kneeling, reaching, and climbing as necessary to perform maintenance duties.Occasional weekend, holiday, or after-hours work may be required for emergencies, severe weather, or special community needs.
