Gorman & Company is seeking a polished Property Manager for Nexus in Madison, WI. You will lead day-to-day operations, manage a 105-unit luxury community, and drive a premier resident experience.

The role emphasizes building relationships, hosting resident events, and representing Nexus at neighborhood events. You will oversee leasing, marketing, budgeting, and vendor management while ensuring top-tier property presentation and Fair Housing compliance.

Qualifications

• 3+ years of property management experience, preferably in luxury or market-rate multifamily.
• Polished, professional presence with excellent communication.
• Strong budgeting, financial analysis, and data-driven decision making.
• Experience leading onsite teams and coordinating vendors.

Responsibilities

• Lead day-to-day property operations for a 105-unit market-rate community, guiding onsite team and delivering a high-quality resident experience.
• Build resident relationships and foster a strong sense of community through events and engagement.
• Drive leasing and marketing through tours, follow-up, renewals, and market analysis.
• Own financial performance including budgeting, forecasting, rent collection, and expense management.
• Oversee maintenance, vendors, and capital needs to maintain luxury standards.
• Manage relationships with residents, commercial tenants, vendors, and partners while ensuring compliance.
