Job summary

Coastal Ridge is seeking a Property Manager, New Development to lead lease-up operations at a luxury, newly developed community in the Pittsburgh area. You will oversee transition from construction to occupancy, recruit and train the onsite team, and drive occupancy and financial performance.

You will implement onsite systems, manage leasing processes, and ensure compliance with landlord/resident laws while delivering exceptional resident service.

Qualifications

• High school diploma or equivalent; bachelor’s degree preferred in Property Management or related field.
• Willingness to obtain state/local licenses and certifications as required.
• 3–7 years of experience in multifamily property management, at least 1 year as Property Manager.
• Experience with new construction lease-up properties.
• Familiarity with property management software: Entrata, Onesite, Yieldstar; strong Excel skills.
• Strong leadership, communication and problem-solving abilities.

Responsibilities

• Oversee operations at newly developed properties, ensuring smooth transitions from construction to occupancy.
• Develop onsite systems to support daily operations and excellence from day one.
• Recruit, train, and mentor onsite team for post-stabilization success.
• Create and execute marketing strategies to establish presence in new markets.
• Drive leasing production and manage admin, marketing, and market knowledge to hit occupancy goals.
• Monitor financial performance and manage NOI growth through costs and revenue strategies.
• Ensure rent collection compliance and resident satisfaction with strong customer service.
• Lead training, accountability, and collaboration to foster a productive work environment.
• Oversee reporting accuracy and timeliness of regular and ad-hoc reports.
• Identify operational and financial risks and coordinate corrective actions with corporate.
• Serve as main liaison between corporate office, property, and investors as needed.
