Coastal Ridge Real Estate is seeking a Property Manager for our Philadelphia, PA community. This full-time, exempt role oversees day-to-day operations, leasing activity, and resident service to meet financial and occupancy goals.

You will lead a team, manage budgets, and collaborate with corporate and investors to optimize performance. On-site position with opportunities to drive community excellence and growth.

Qualifications

• High school diploma or equivalent; bachelor’s preferred.
• Willingness to obtain required licenses (PA, IL, NJ, IA).
• 3–7 years in conventional housing property management, at least 1 year as PM.
• Experience with property management systems such as Entrata, Onesite, or Yieldstar.
• Proficiency in Microsoft Excel with formulas, sorting, and filtering.
• Strong leadership, communication, and problem-solving skills.

Responsibilities

• Drive financial success by hitting monthly, quarterly, and annual goals.
• Maximize NOI through revenue strategies and cost control.
• Lead leasing production, marketing, and maintain market knowledge to optimize occupancy.
• Oversee rent collection and manage delinquency in compliance with laws.
• Train and mentor a high-performing team and uphold policies.
• Recruit, hire, and develop staff while addressing performance.
• Deliver superior resident service and address concerns to drive retention.
• Manage operational reporting and timely submissions.
• Identify financial and operational risks and coordinate corrective actions.
• Serve as primary liaison between corporate and property; interact with investors.
