Property Management Associates is seeking an experienced Property Manager to oversee three residential communities totaling 124 units in Santa Monica, CA. This live-on-site role focuses on day-to-day operations, occupancy, resident relations, and property performance.

Qualifications

• Minimum 3+ years of conventional multifamily property management experience.
• Yardi Voyager experience is essential.
• Strong knowledge of property accounting and residential property operations.

Responsibilities

• Oversee the daily operations of three residential properties totaling 124 units.
• Maintain a strong presence at the properties and provide exceptional service to residents.
• Conduct daily and weekly comprehensive property inspections, with preventative maintenance focus.
• Identify maintenance, safety, cleanliness, and curb-appeal issues and address promptly.
• Supervise, coordinate, and schedule maintenance staff and vendors.
• Build and maintain positive relationships with residents, vendors, and team members.
• Market available apartments and actively participate in leasing efforts to maintain strong occupancy.
• Conduct property tours and follow up with prospective residents.
• Oversee rental applications, move-ins, move-outs, renewals, and resident communications.
• Maintain accurate property records and utilize Yardi Voyager for property accounting and management.
• Monitor property financial activity and assist with budgeting and accounting responsibilities.
• Handle resident concerns and resolve issues professionally.
• Ensure company policies, procedures, and property standards are followed.
• Manage multiple priorities while meeting deadlines and staying organized.
• Participate in on-call responsibilities and one weekend day as required.
