Job summary

Horning Brothers Inc. is seeking a Recertification Specialist (Property Management) in Chillum, MD to ensure LIHTC and Section 8 compliance and to coordinate annual recertifications.

The role handles calculating rents and preparing forms, reporting, and maintaining resident files within regulated subsidy programs. The position requires a high school diploma or GED and at least 1 year of related customer service or admin experience, plus property management familiarity and certifications

Qualifications

• High School Diploma or GED with at least 1 year of related experience in customer service or admin support.
• Previous experience in property management.
• Tax Credit Specialist (TCS), COS or HCCP designation required.
• Knowledge of administrative and office procedures and systems.
• Affordable housing knowledge and experience.
• Strong organization and time management skills.
• Clear written and verbal communication.
• Strong listening skills and ability to manage multiple priorities.
• Ability to use basic office equipment and maintain attention to detail.

Responsibilities

• Process initial, annual, and interim recertifications.
• Calculate rents for annual/interim recertification.
• Identify income reporting discrepancies and adjust rents.
• Review files for Section 8/LIHTC eligibility.
• Follow LIHTC and Section 8 guidelines.
• Notify residents of upcoming recertifications.
• Schedule initial interviews for recertifications.
• Prepare third-party verification forms.
• Maintain residents’ files and paperwork.
• Investigate income discrepancies.
• Perform related duties as required.
