Job summary

Affordable Equity Partners, Inc. is seeking a Transactions Associate to support fund and partnership closings for LIHTC projects.

You will coordinate due diligence intake, communicate with developers, investors, and outside counsel, and manage day-to-day closings under senior directors. The role requires reading complex real estate and tax equity documents, maintaining checklists, and ensuring items move forward on schedule.

Qualifications

• Paralegal certificate or degree required.
• Minimum 3 years as a real estate paralegal or comparable transactions support role.
• LIHTC/affordable housing experience strongly preferred.
• Experience supporting fund-level and partnership-level closings is a plus.

Responsibilities

• Collect, organize, and catalog due diligence for LIHTC fund and partnership closings.
• Maintain and update due diligence checklists for each transaction; track open items and flag outstanding deliverables.
• Review incoming due diligence for completeness; surface items for review by Directors or counsel.
• Build and maintain transaction files, data rooms, and closing binders; coordinate post-closing document delivery and storage.
• Serve as a regular day-to-day contact with general partners, developers, management agents, contractors, and outside counsel.
• Schedule and support status calls, circulate closing checklists, follow up on open items and deadlines.
• Coordinate with tax, real estate, lender, and investor counsel to keep drafting and signature collection on schedule.
• Engage third-party professionals (title companies, env. consultants, appraisers, surveyors) as needed.
• Form and maintain legal entities through secretary of state offices and coordinate ongoing filings.
• Assemble closing checklists, signature packets, and closing certificates with counsel.
• Support special projects and other related duties as assigned.
