Job summary

Alexandria is seeking an Associate to support San Diego operations, focusing on scientific and financial underwriting of prospective tenants and ongoing monitoring of existing tenants. You will assess business models, development programs, financing strategies, and capital requirements to identify opportunities and risks for Alexandria’s real estate portfolio.

Qualifications

Bachelor’s degree in life science required; Master’s or PhD preferred.
4+ years in life science industry or related field; venture/investment experience a plus.
Ability to translate scientific and financial data into actionable reporting.
Strong research, analytical skills and attention to detail.
Excellent written and verbal communication; capability to manage multiple projects.

Responsibilities

Conduct scientific, clinical, financial, commercial, and capital markets diligence on prospective tenants.
Evaluate business models, R&D programs, IP positions, financing histories, and milestones.
Collaborate with Leasing team to prepare for management meetings and leasing recommendations.
Engage with tenants to assess scientific progress, financing outlook, and space needs.
Prepare concise underwriting assessments highlighting strengths, risks, and implications.
Monitor existing tenants’ performance and developments through direct engagement and public disclosures.
Maintain regular contact with tenants via structured meetings and updates.
Support venture investment diligence and broader business development initiatives.
