Alexandria’s Life Science Team serves a highly strategic role at the intersection of Alexandria’s real estate, venture investment, thought leadership, and regional business development activities to grow and support the local innovation clusters in which we operate.

Alexandria’s Life Science Team plays a strategic role in evaluating and supporting life science companies across Alexandria’s real estate portfolio and broader innovation ecosystem. The team provides scientific, clinical, financial, and market-based insights that inform tenant underwriting, portfolio monitoring, leasing strategy, venture investment, and regional business development activities.


We are seeking an Associate to support Alexandria’s San Diego operations, with a primary focus on the scientific and financial underwriting of prospective tenants and the ongoing monitoring of existing tenants. The Associate will assess companies’ business models, development programs, financing strategies, capital positions, and key operating and value‑creation milestones to identify opportunities and risks relevant to Alexandria’s real estate portfolio.


The Associate will work closely with the Leasing team throughout the tenant evaluation and leasing process, including helping prepare for tenant meetings, participating in management discussions, evaluating information provided by prospective tenants, and communicating underwriting conclusions and key areas of risk. The Associate will also interact directly with prospective and current tenants on a regular cadence to maintain an informed view of their scientific progress, operating plans, financing outlook, capital requirements, and anticipated real estate needs. The role will also support select venture investment diligence, strategic research, and business development initiatives in San Diego and, as needed, Alexandria’s other North American markets.

Essential Duties and Responsibilities:
  • Conduct scientific, clinical, financial, commercial, and capital markets diligence on prospective tenants to support underwriting, leasing, and portfolio decisions.
  • Evaluate prospective tenants’ business models, management teams, research and development programs, intellectual property positions, competitive landscapes, financing histories, liquidity profiles, capital requirements, and anticipated development milestones.
  • Partner closely with the Leasing team throughout the prospective tenant evaluation process, including reviewing inbound opportunities, preparing for management meetings, identifying key diligence questions, evaluating company‑provided materials, and supporting the development of an informed leasing recommendation.
  • Participate in meetings with prospective tenants and their management teams to assess scientific programs, business plans, financing strategies, operating assumptions, fundraising needs, and anticipated space requirements.
  • Prepare concise tenant underwriting assessments that clearly articulate company strengths, key risks, financing considerations, significant milestones, and potential implications for Alexandria’s real estate portfolio.
  • Monitor existing tenants’ scientific, clinical, operational, and financial performance through direct company engagement and review of public disclosures, financing activity, cash positions, capital requirements, clinical and regulatory developments, partnership activity, organizational changes, and other relevant indicators.
  • Maintain regular contact with current tenants through a structured cadence of management meetings, company updates, and other interactions to remain informed of material developments in their businesses.
  • Serve as a consistent internal point of contact for company‑specific scientific, financial, and market intelligence concerning prospective and current tenants.
Other Responsibilities:
  • Collaborate cross‑functionally across Alexandria’s leasing, accounting, finance, and regional leadership teams to support core business objectives and strategic initiatives.
  • Support Alexandria’s venture investment activities, as needed, by conducting diligence and preparing investment reports and memoranda.
  • Develop and maintain relationships across the San Diego life science ecosystem to strengthen market intelligence and support tenant sourcing, underwriting, monitoring, and business development efforts.
Qualifications and Experience:
  • Bachelor’s degree in a life science‑related field required. Master’s or PhD a plus.
  • Minimum 4 years’ prior work experience (or equivalent educational experience, e.g., PhD work) within the life science industry; experience in venture investment, investment banking, consulting, and/or business development preferred.
  • Solid understanding of the life science and broader healthcare industry, including, but not limited to, chemistry and biology fundamentals, the drug development process, the U.S. healthcare and regulatory landscape, venture and equity financing, and human disease.
  • Ability to translate complex scientific and financial information into concise, actionable reporting for senior and executive‑level audiences.
  • Strong research and analytical skills, as well as high attention to detail.
  • Ability to work independently and to effectively manage and organize multiple projectsconcurrently.
  • Excellent written communication skills a must, along with the ability to create concise and impactful written reports, correspondence, and responses to requests from team members and executive‑level members within the Company.
  • Ability to communicate and collaborate with coworkers, management, and others in a courteous and professional manner.
  • Proficiency in Microsoft Word, Outlook, Excel, and PowerPoint. Capabilities in Salesforce, Tableau, PitchBook, Evaluate Pharma, and other industry databases a plus.
  • Occasional travel to Alexandria’s other North American regions may be required.

The expected base salary range for this position is $150,000 to $200,000 USD annually, plus annual discretionary bonus. This salary range is an estimate, and the actual salary may vary based on the consideration of many factors, which may include, but are not limited to, the individual’s knowledge, experience, education, qualifications, skills, and job location, as well as the Company’s compensation practices.
