Job summary

Breakthrough Properties seeks a Senior Property Manager in San Diego to lead property operations across a multi-building campus and manage client relations with a hospitality mindset. You will oversee capital projects, financial reporting, and vendor management while coordinating with Legal and Risk Management.

The role requires a minimum of 10 years in asset/property management, strong organizational and financial skills, and onsite presence five days a week.

Qualifications

• Bachelor’s Degree or greater preferred.
• Real Estate License preferred.
• Minimum 10 years of proven success in the asset/property management industry with direct practical experience.
• CCIM, CPM, RPA, LEED or equivalent industry designation(s) preferred.
• Strong organizational, communication and financial skills are required.
• Successful track record of leading and managing others.
• Strong technical knowledge of building operations required.
• Experience in all phases of property operations, inclusive of asset and property management functions, legal and risk management.
• Onsite presence 5 days a week required for this position.

Responsibilities

• Lead Property Management teams to provide a best-in-class customer-focused experience throughout assigned portfolio.
• Maintain client company relationships with a focus on hospitality along with traditional operations management.
• Review Lease proposals and facilitate tours for prospective client companies.
• Perform property management functions including inspections of common areas, mechanical systems, and client leased premises monthly or as needed.
• Oversee third-party building engineers and service providers; coordinate to ensure issues are addressed.
• Oversee capital projects within budget and scheduled; coordinate with client companies to minimize disruptions.
• Oversee routine projects, inspections and repairs; ensure timely completion within budget.
• Review Leases and Amendments; prepare Lease Abstracts in Yardi or other systems; prepare operating matrix with stakeholders.
• Provide onboarding and orientation for new client companies; vendor recommendations when needed.
• Work with Legal on client company requests or unclear lease items.
• Respond immediately to liability or major property issues and report to Risk Management.
