POSITION OVERVIEW

PURE Property Management is looking for a Licensed Property Manager to join our team in Nashville, TN.

Compensation and Benefits vary by market and experience. Current details include:

• Pay Range: $59,000 annually
• Position Hours: 40 Hours/Week
• FLSA: Exempt

Role purpose: The Property Manager is accountable for all property operations. The purpose of the Property Manager is to effectively manage and coordinate people, activities, and available resources to accomplish Company objectives in concert with the owner’s objectives, including maximizing occupancy levels and property values.

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, FCRA, applicable state statutes, and all other laws pertaining to residential rentals. May require an active real estate license in good standing, as required by each state’s regulations.
• Ensure that invoices are reviewed and approved and coordinate with the property owner to provide funds for paying invoices, as applicable.
• Monitor delinquency status of monthly rents and communicate with the owner as appropriate.
• Send demand letters, issue notices, initiate eviction actions, make court appearances, and follow up on delinquent rents as needed.
• Communicate with maintenance team members and keep the owner informed of maintenance activities as appropriate.
• May participate in the application approval process.
• Assist owners with questions about financial statements.
• Ensure lease files are complete and leases are executed properly.
• Maintain records on all aspects of management activity on a daily, weekly, and monthly basis.
• Physically inspect properties as needed or when situations dictate.
• Ensure owner’s approval is secured prior to ordering maintenance or repairs beyond the owner’s threshold in the management agreement.
• Ensure security deposit dispositions are accurate and in accordance with timing required by state laws.
• Conduct market surveys and provide feedback on property pricing; monitor neighborhood market conditions.
• Show available properties to prospective tenants and negotiate lease terms; facilitate lease renewals.

What you will need to be successful

• Residential property management experience required
• Hospitality/Customer Service experience preferred
